House for sale • 350 m² without real estateSoltauer Straße 19, , Lower Saxony
Soltauer Straße 19, , Lower SaxonyThe Evangelical Lutheran Parish of Veerßen is offering its property at Soltauer Straße 19 in Veerßen, a district of Uelzen, for sale. The property features a beautiful half-timbered house that is not a listed historic building. Until now, the property has been used as an official residence for clergy. In 1978, the building complex was extended to include parish rooms, which blend very attractively with the original structure. The parish is interested in continuing to use the parish rooms under a contractual agreement.
In accordance with local building regulations, prospective buyers have the opportunity to preserve the existing structure while also bringing their own ideas to life. The property is particularly appealing due to the slightly secluded, south-facing location of the plot, which offers ample scope for development, peace and relaxation.
Viewings are available from the beginning of November by prior telephone appointment.
The stated purchase price of €259,000 is negotiable. The final decision on the sale of the property may be made by the Veerßen parish council following a bidding process.
We would like to express our sincere thanks to the Lüneburg Expert Committee for Property Values (GAG) for granting permission to publish the photographs.
The property is located in Veerßen, a district in the southern part of the Hanseatic City of Uelzen, in the district of Uelzen of the same name, which forms part of the north-eastern Lower Saxony region. The district of Uelzen is roughly circular in shape and borders the district of Lüneburg to the north, the district of Lüchow-Dannenberg to the east, and the state border with Saxony-Anhalt to the south-east.
Continuing clockwise, it borders the districts of Gifhorn, Celle and Heidekreis.
The property is developed with the rectory and parish hall of the Evangelical Lutheran Parish of Veerßen and is situated in the north-western part of Veerßen.
It directly adjoins Soltauer Straße, Federal Highway 71, which runs from Salzwedel in Saxony-Anhalt via Uelzen towards Soltau and leaves the urban area heading west.
The location can still be described as central. However, due to the adjacent Federal Highway 71, it is exposed to traffic that can at times cause noise pollution.
Uelzen’s old town, with its shopping streets and pedestrian precinct, is approximately 1.5 km to the north-east. The railway station (Hundertwasser Station) is approximately 1.3 km to the north and is, among other things, a stop for InterCity trains on the main Hamburg–Hanover route.
The municipal indoor and outdoor swimming pool is only around 800 m to the north-east.
Uelzen offers shopping facilities extending beyond everyday needs. Public amenities serving the general population, such as general education schools, kindergartens and a swimming pool, are also available.
The area in which the property is located is predominantly used for mixed urban purposes, with residential use prevailing.
