Our Home is Looking for New Owners

It is not easy for us to write these lines. Since 2017 – that is, for nine years now – this house in Langenfeld has been our home. For mainly professional reasons, however, we are now moving north. With heavy hearts, we are letting go of something we have built with great care.

How It All Began

When we built the house, we worked through the entire list of features provided by the developer – because we knew: this is a place where we want to stay for a long time. Solid oak wood steps, stainless-steel handrails, Geberit flush systems in every bathroom, a reinforced steel front door with triple locking. We even thought of the little things that you only truly appreciate when you have them: step-inserts between the ground floor and the upper floor so that there is a continuous staircase and you don’t end up looking into the basement while climbing. Electric roller shutters on every window, and removable insect screens wherever there is ventilation.

The house is a low-energy KfW 55 property with a local district heating system supplied by the immediate neighborhood.

We didn’t simply paint the walls: we plastered them, filled them, sanded them, filled them again, sanded them once more – and only then covered them with a smooth wallpaper lining that reliably conceals any later minor settlement cracks.

A Favorite Spot: The Conservatory

In 2022, we made another dream come true by having a cubic conservatory built by the Cologne company Weinor – “cubic” meaning it has a flat, horizontal roof that does not slope forward. This gives a consistent interior height of around 2.50 m everywhere, offering the true sensation of spaciousness rather than just an attached glass box. Built on an insulated U-shaped foundation and a thick concrete slab (reportedly, the construction costs amounted to €53,000) with the same 120 × 60 cm concrete-look tiles as on the ground floor, it appears as if it were cast as one with the house. The interior awning and the vertical awning at the front provide shade – the latter adds extra privacy. Two heat lamps allow us to use the conservatory even on colder days. The lighting, available in many different colors, is integrated into the roof beams. Heating, lighting, and the awnings are controlled from a single remote control.

For us, it is the place for morning coffee and an evening glass of wine.

Built for Living

By the way, the white kitchen with its open and unique layout is remaining in the house – so if you wish, you can simply continue cooking there as we have for all these years.

On the second upper floor, we have created an open office with two workstations and an additional bathroom. If you’d prefer to design a children’s room instead, you’d merely need to install some partition walls – the space is versatile enough for both.

For tech enthusiasts: mounted on the exterior wall is a 22 kW wallbox with adjustable charging power and a calibrated meter – useful if you ever want to bill your company car. In addition, there is a 2,000 Wp solar system by Anker with a 4.8 kW battery, which saved us over €600 last year. In the garden, a 5-core outdoor cable is installed, with two circuits that can be switched from the living room.

And because we know how precious convenience is in this area: the property includes a garage with its own parking space in front, as well as an additional parking space also directly in front of the house. Parking has never been an issue.

We are selling the house without a broker – the money saved will benefit both parties, you and us. The photos clearly show that we have felt very much at home here and have paid attention to quality. We would most love to show you in person what nine years of living in this home has meant to us.

Please feel free to come by – we look forward to meeting you!

Langenfeld is located almost exactly between Cologne (with its Kölsch) and Düsseldorf (with its Altbier) – and that is noticeable in everyday life. Two S-Bahn stops take you directly to both city centers – completely free of traffic jams and parking struggles.

For frequent flyers, the location is ideal: both Cologne/Bonn and Düsseldorf airports are only about 30 km away – you are truly right in the middle of both. And for those who prefer traveling by car: the A3 runs right past Langenfeld, with its own entry and exit ramps, so you can get onto the freeway in no time without having to drive through half of Langenfeld.

What meant almost as much to us were the short distances right at our doorstep. In about an 8-minute walk, you can reach an EDEKA supermarket, a truly excellent bakery, as well as a kindergarten and an elementary school. Our street itself is even designated as a play street.

There is also something to rightly be proud of in Langenfeld: the city has been debt-free since October 3, 2008, after more than 20 years of consistent fiscal discipline. This makes Langenfeld one of the very few municipalities in Germany that – behind only Düsseldorf and Dresden – is the third-largest debt-free city nationwide. This is evident in everyday life if you look closely: from the many cultural offerings and events the city can afford, to the investments being made in kindergartens and schools rather than cutting costs. A city that isn’t backed into a corner simply does things differently.

House Features:

- Energy Efficiency House 55,

- DSL via fiber optic,

- Triple glazed insulated windows,

- All windows equipped with electric roller shutters,

- Digital room thermostats with freely programmable night setback,

- Barrier-free showers,

- Data cabling on a patch panel in the basement, with dual data ports in the living room, in Bedroom 1 and Bedroom 2 on the first upper floor, and in the studio on the second upper floor,

- Central district heating for all houses on Albert-Schweitzer-Straße using wood pellets (with 11 years remaining on the contract),

- Electrical switch program by GIRA,

- Geberit toilet flush systems,

- High-quality tiles and tiling work.

And, to be honest

One detail is not finished yet: the utility room in the basement is unpainted and does not yet have a tiled floor – although the hand washbasin is already installed.

Our Neighborhood

What is at least as hard for us as saying goodbye to the house is saying goodbye to our neighborhood. People here truly help one another, and when we were on vacation, one of our favorite neighbors would always look after the house and the flowers without a second thought. That kind of community spirit is hard to find everywhere these days.
