Each room in the apartment has its own rental contract – no joint liability with the other roommates, no need to search for a replacement tenant for the others. The shared apartment is managed by a professional property management company with a fixed contact person.

THE ROOM

Room 3 measures approximately 15 m² and is located on the ground floor of apartment No. 143. It is fully furnished: bed with slatted frame and mattress, wardrobe, desk (120 × 60 cm) with swivel chair, bedside table, ceiling light, curtains, and carpet. The room has direct access to the loggia.

THE SHARED APARTMENT

The apartment is divided into seven individual rooms, each rented separately. It is occupied by students and young professionals. Communal areas include a fully equipped kitchen with pots, dishes, and cutlery, two renovated bathrooms, the hallway, a furnished common room, and the loggias.

Heidelberg-Emmertsgrund is located about six kilometers south of Heidelberg’s city center, at approximately 250 meters above sea level on a slope of the Königstuhl – very green: forest in the east, vineyards and fields to the west, along with views into the Rhine valley. An observation point is about 300 meters from the building.

Daily life revolves around the Forum, the neighborhood center, about 350 meters from the building: local shops, pharmacy, family doctor’s practice, café, savings bank, as well as the community center with a media center and library. A tennis club is barely 200 meters away, with a basketball and a football field around 300 meters. The Hasenleiser indoor pool can be reached in 13 minutes by transferring on bus 33.

CONNECTIONS

The Otto-Hahn-Straße stop is about 210 meters from the house. At this stop, bus lines 27 and 33 operate, both running every 20 minutes with offset schedules – heading toward the valley on weekdays, a bus arrives approximately every seven to thirteen minutes. At night, the Moonliner ML1 connects Emmertsgrund with Bismarckplatz until about 1:15 a.m.

• Rohrbach Süd: 6–8 minutes with bus 27 or 33, then transfer to tram lines 23 and 24.

• Bismarckplatz: 27–30 minutes.

• Central Station: 28–36 minutes.

All provided furnishings are listed individually in an inventory, which is reviewed together upon handover and signed by both parties. The furnishing surcharge is included in the net cold rent and is specified separately in the rental contract.

The building features a fiber optic connection and a passenger lift. Heating and hot water are supplied via district heating and are billed with the operating costs; the tenant must register for household electricity independently. The underground parking space No. 143 can be rented through a separate contract.
