The offered rental apartment is technically a basement apartment; however, due to the hillside position, it appears more like a ground floor apartment in the living area. The rooms are spacious and bright.

The apartment’s bathroom is en suite, meaning it can be accessed directly from the bedroom or via the hallway. Both a bathtub and a shower are available. A fitted kitchen is also provided.

We, the owners, occupy the ground floor and the upper floor. The apartment in the basement is theoretically available immediately; however, we are looking for a tenant who can move in by November 1, 2026, at the latest.

Since our three small children live in the house, we are particularly seeking tenants who are resilient to noise ;-) Affability and financial security are very important to us. The applicant should be able to finance their livelihood independently. Because we have two cats ourselves, prospective tenants with either a dog or a cat unfortunately cannot be considered.

The garden, which is accessible directly from the kitchen, living room, and bedroom, can be used in whole or in part by the tenant according to an agreement. With permission, the garden can also be designed and modified.

The well-maintained two-room apartment is located in a quiet and pleasant suburban area of Karlsruhe-Grünwettersbach. The apartment is situated in a cul-de-sac where there is virtually no traffic.

Just 50 meters from the house, pure nature begins—a traditional orchard meadow that stretches for kilometers. The path leads to the orchard educational trail. After about 2 km, you reach a wild boar enclosure. The “Strommastendownhill-Trail” and the “From Dax till Dawan” trail are also reachable by bicycle within 10 minutes.

This location is distinguished by its proximity to Karlsruhe, the motorway, and nearby recreational areas. Transportation connections, including public transit, are well-developed. All essential services for daily needs are nearby. The nearest bus stop is within an 8-minute walk, and the journey to the central station takes about 15 minutes.

The condition of the apartment is good. Renovations, up to and including the installation of a new bathroom, could be carried out by agreement.

The additional costs amount to approximately 320 euros for one person and 370 euros for two persons. These costs include water, heating, and electricity. The tenant would only need to arrange for internet/telephone/TV services.
