Relaxed living from day one is the motto of this apartment. Everything you need for comfortable living is already provided. You won’t waste your free time with the lengthy and exhausting process of furnishing an apartment. You don’t have to haul furniture, spend precious afternoons in furniture stores, deal with utility companies and internet providers, or hang curtains yourself. I’ve already taken care of all that for you. The Wi‑Fi is up and running, towels hang in the bathroom, and even the dishware is in the cupboard. You’ll have time for what truly matters.

THE APARTMENT

Beyond the bright hallway with a mirror, the main living area opens up. A comfortable Eames Lounge Chair invites you to relax. At the round table with Vitra cantilever chairs by Antonio Citterio, there is ample space to host guests or work. A large Samsung TV sits on the dresser, and a cozy sleeping nook is fully equipped, including bed linen. The main area opens onto a sunny balcony with a table and chairs.

The ALNO kitchen comes equipped with a Siemens stove, fridge-freezer combination, dishwasher, microwave, coffee machine, toaster, kettle, kitchen utensils, pots, dishes, and cutlery. The bathroom, featuring a bathtub and a rainforest shower, is tiled in white with a slate-gray floor and comes fully equipped with a hair dryer, personal scale, and towels. A storage room with a safe, clothes rack, vacuum cleaner, and cleaning supplies completes the picture.

I have furnished the apartment in such a way that I could imagine living there myself. It is located right in the heart of Bochum’s city center and yet remains quiet because all the rooms and the balcony are oriented towards a large inner courtyard. The balcony faces southwest and enjoys sunshine from noon until the evening.

THE LOCATION

Just one minute to the pedestrian zone (Kortum- and Huestraße), 100 meters to a large REWE supermarket and a fitness studio, and a seven-minute walk to the main train station. The subway, cafés, doctors, and banks are right around the corner; the Bermuda Triangle, music center, and theater are only minutes away. The city park is nearby for a pleasant walk, and Ruhr-University is quickly accessible by subway. Behind the building, parking spaces and underground garage spots can be rented; there is also a bike cellar, and, upon request, I can provide you with a bicycle.

Except for a retired couple, all the other tenants in the building are working professionals (IT specialists, a university professor, teachers, engineers). The apartment has been freshly renovated, is on the 3rd floor, and is privately let.

THE COSTS

All inclusive: €890 per month.

This price includes the complete use of the furnishings, Wi‑Fi, household electricity up to 150 kWh per month (water is heated electrically), additional costs (property tax, insurance, water, sewage, waste disposal, chimney sweep), the satellite system, the caretaker, and the weekly cleaning of the staircase. Breakdown: Cold rent €550, flat-rate additional costs €260, and a heating prepayment of €80 (with annual settlement).

Deposit: €1,980. Minimum rental period is 12 months, after which the statutory termination notice periods apply. Rental directly from the owner – no commission.

ENERGY CERTIFICATE

Consumption certificate dated 29.05.2026, district heating, final energy consumption of 95.6 kWh/(m²·a), energy efficiency class C, built in 1956.
