A house that is very versatile and has made many things possible.
The Fachwerk House:
For almost thirty years this Fachwerk (timber-framed) house was our home. Now the time has come to pass it on – and the decision is not an easy one for us. Our children grew up here, we worked here, celebrated here, renovated it, and at some point lost count of how many ideas this house has already supported.
It was built in 1903, right in the middle of the historic Uelzen old town. In 1956 an extension was added. When we took it over in 1997, we modernized it completely and did something we have not regretted to this day: In several rooms we exposed the old timber framing and eliminated walls. Since then, dark oak wood with visible axe marks runs through the rooms instead of dividing them. The most beautiful effect is in the entrance area, where you can look directly through into the kitchen as you come in.
The apartment on the first floor is our main home: seven rooms on one level, plenty of light, tall windows. From the living room you can see the old tree in the courtyard, and in the afternoon the sun shines right on it. We kept the original staircase with its curved volute at the foot – it is over a hundred years old and still looks beautiful.
On the ground floor there is a separate, self-contained unit with its own entrance. It has served many purposes: apartment, office, and for several years it has been rented out to a psychological practice. The contract can be terminated by either party with three months’ notice – so you can either sublet or use the rooms yourself. For us, having exactly that freedom of choice was always the best aspect of this house.
At the back, towards the courtyard, a bright winter garden with visible timber framing and a large laundry room are attached.
In the attic there is a small, independent unit with its own kitchen, bathroom, and meters – for many years the realm of the children. It is waiting for someone to give it a new purpose.
The Inner Courtyard:
But our favorite place is the courtyard. It is located between the two buildings, the old city wall, and the greenery by the moat, is not visible from the outside, and in the middle stands a large deciduous tree that casts shade over half the courtyard in summer. You drive over a small bridge into the courtyard – beneath it the moat. We always found that rather special.
The Old Workshop:
In the courtyard stands a second, freestanding brick building: the old workshop. On the ground floor there is a single, surprisingly high room with three-meter high ceilings and four large mullioned windows looking out onto the greenery. A fixed wooden staircase leads up to an equally large area above, with a comfortable headroom. We stored things there, did craft work, and even ran a small business for a while. We never implemented our idea to turn it into a loft-style studio – the space has remained untouched and is waiting for someone with their own plan.
Also included is a garage with a wooden door and one parking space in the courtyard. Anyone who has ever looked for a parking space in an old town will appreciate this.
A House with History and Charm:
We have taken care of it all these years – most recently we had the complete south facade renovated, so now over the years all four facade sides have been redone, windows replaced, the flat roof over the extension renovated, and the workshop and garage reroofed. And there are corners where the next owner can incorporate their own ideas. We are happy to show and discuss these details on site at a relaxed pace.
We are looking for people who appreciate timber-framed houses, for whom having their own courtyard in the middle of the city means something, and who are excited to write another chapter in the life of the house.
Sale directly by us as owners, without an agent and without a buyer’s commission.
Uelzen is the administrative center in the northeast of Lower Saxony, on the edge of the Lüneburg Heath and still in the Hamburg metropolitan region – a city that is big enough for everything you need and small enough that you are greeted by the baker in the morning.
The historic city center with its timber-framed houses, the town hall, and the old market square is right on your doorstep. The house is right in the middle, just a few minutes’ walk from the pedestrian zone: shopping, doctors, pharmacies, banks, authorities, and restaurants are all within walking distance. For daily life you don’t need a car.
Right next to the property is a large public parking lot – if you want to go into the city center, you can park your car there. For a practice or an office in the house, that is an advantage rarely found in an old town. Between the parking lot and the property lie the old moat, a strip of green, and mature trees; at the back the courtyard borders an intact piece of the medieval city wall. So you live right in the city and still have a view of the greenery.
Schools of all kinds including two high schools, a hospital and specialist doctors, a weekly market, a swimming pool, sports clubs, and a wide range of cultural offerings are available. The train station is within short distance, with direct connections to Hamburg, Hanover, and Lüneburg.
The property is located in an urban redevelopment area – for private modernization measures, subsidies from urban development promotion may be available. Please inquire about the conditions directly with the Hanseatic City of Uelzen.
