Maisonette Apartment in a Prime Location in Berlin – Limited to 1-2 Years

We are offering a very attractive attic-level maisonette apartment in a very good location in central Berlin (Mitte) for a predetermined fixed period (limited term). The apartment is to be rented for a fixed period of at least 1 but no more than 2 years due to family reasons. After that time, we will most likely need the apartment again for our own use. Registration at the address is possible. You can choose whether you would like to rent it for around 18 months or 24 months—the contract term just needs to be agreed upon from the start. The current all-inclusive rent is 2350 EUR per month, of which 1900 EUR is the basic rent and 450 EUR is the advance payment for ancillary costs (including heating).

The apartment is situated on the 4th and 5th floors of the front building of a well-maintained multi-family house (no elevator).

Regarding the apartment layout: When you enter the apartment, you arrive in a spacious entrance hall. Off this hall, there is a room facing the courtyard, the kitchen (with enough space for a dining table), a small utility room, and the guest WC. Via a staircase also located in the entrance area, you can access the upper level of the apartment. At the end of the staircase, there is a large gallery, from which you can also access the terrace with a view of the Berlin skyline. Also from the gallery, you can access a hallway from which the bathroom and the two additional rooms branch off.

As mentioned, we want to rent the apartment only on a temporary basis for family reasons. We are looking for a working individual (or a couple) who can demonstrably prove a solid income and who lives in demonstrably orderly conditions; for example, a person who is assigned to Berlin for a fixed period for work-related reasons. It is also conceivable to rent the apartment to a company that dispatches an employee to Berlin—but only if it is clear from the outset who will be living in the apartment. The apartment is non-smoking (no smoking out the window either, and no vaping, etc.), and pets are not welcome.

The location of the apartment is excellent—in the absolute center of Berlin. Marienstrasse is a small, quiet street, one of the oldest in Berlin-Mitte, and it is in close vicinity to the Spree and the well-known Schifffahrtsdamm beyond Berlin. The people living here feel very comfortable in their neighborhood and appreciate the proximity to all the amenities that can make life in Berlin so enjoyable: theaters, museums, galleries, restaurants, bars, and everyday shopping options are as close by as the Brandenburg Gate, the Reichstag, numerous government buildings, Charité, and the MPI (Max Planck Institutes). The banks of the Spree and Tiergarten invite you for relaxing walks, the Friedrichstrasse train station with S- and U-Bahn connections as well as numerous regional connections and access to the future major airport is a 5-minute walk, and it takes 10 minutes on foot to reach the main train station.
