The apartment is located on the top floor (attic) of a three‐party building, about a 10-minute walk from the city center. In the two apartments directly below, only two people currently live in each. In a large, mature, and quiet hillside garden (approximately 700 m²), you can create a small area for practical use or simply relax on the communal terrace. Although the apartment's total floor area is 75 m², only about 50 m² are usable due to the sloping ceilings.

Please note that large wardrobes cannot be accommodated because of the sloping ceilings. In the living room, a three-door built-in wardrobe is installed within the sloping area (see photo). The attic slopes between the rafters, as well as the room ceiling, were insulated and covered with drywall in 2019.

The spacious garage provides room for a bicycle or e-bike. A small basement room with an electrical connection offers space for a freezer, shoes, winter or summer clothing, suitcases, sports equipment, supplies, etc. Parking directly at the house is not possible—only loading and unloading are allowed.

A new rental may be available from December 1, 2026, or possibly November 1, 2026. The “old” Moniberg is considered one of the more upscale residential areas in Landshut. In the immediate vicinity, there are villas on generous plots, and the view extends far over the Hagrain Valley. Two bus lines (5 and 105) at Högelberg stop take you into the city.

The attic apartment features a small fitted kitchen (with a refrigerator that includes a freezer compartment, a ceramic cooktop with oven, and a sink) with a window. This kitchen is an integral part of the apartment and does not need to be removed. The bathroom facing the street has a flush-tiled shower, underfloor heating (electric), and two windows for ventilation. Both the bright living room and the bedroom face the very quiet side of the garden. The living area, which faces the garden, offers plenty of room for a seating set as well as a dining area for at least four people. Additionally, the living room has a spacious built-in cabinet, and the bathroom contains a floor-to-ceiling, two-leaf mirrored cabinet. In the stairwell, there is a two-leaf cabinet built in for your shoes. An intercom system with a screen allows you to see conveniently who is at the door. In the basement, there is a separate, lockable storage compartment with an electrical connection. The laundry room has space for your washing machine, your own dryer, and a dryer provided by the landlord until it breaks. The entire residential building is centrally and environmentally friendly heated with a pellet heating system.

Currently, a caretaker service is responsible for cleaning the areas outside the apartments in the building and on the sidewalk, at a cost of €25.00 per month.
