I am looking for a tenant for my apartment in a prime location in Essen. The apartment, with three rooms, is ideal for a shared flat, a couple, or a family with one or two children.

The apartment is located on the first floor and is just under 90 square meters. It is bright, spacious, and perfectly laid out: it features a large hallway from which every room in the apartment is accessible. In addition to a daylight bathroom, it offers a kitchen with cooking facilities and a bright living and dining room, adjacent to which is a balcony with a view of greenery. One large bedroom as well as an additional guest/office/children's room make the apartment perfect for a small family, a couple, or a shared flat.

Until now, the apartment has been rented out as a vacation rental. In the future, the apartment is intended to be rented again for a longer period – ideally up to three years.

The apartment is in the immediate vicinity of the University Hospital Essen (approx. 200m), Rüttenscheider Straße, and the Gruga (each about a 10-minute walk). Tram stops, supermarkets, bakeries, pharmacies, etc. are in the immediate area. Essen’s central train station can be reached in 15 minutes by public transport. The apartment is perfect for doctors, nurses or other personnel of the University Hospital, or for those Essen residents who prefer to live centrally. It is also suitable for professionals commuting to work in Essen during the week.

The apartment is rented furnished. The modern fitted kitchen leaves nothing to be desired: plenty of storage thanks to wall-mounted cabinets, a 90cm ceramic cooktop, a dishwasher, an oven, a refrigerator, a freezer, etc. are provided.

The apartment can be rented in three different furnishing variants (each with an additional €325 in ancillary costs):

1. Partially furnished Basic (net rent: €1,070) with a fitted kitchen, washing machine, and dryer –

2. Partially furnished Plus (net rent: €1,170) as in option 1, and additionally a dining table with 6 swivel chairs, 1 shelf, a double bed (in light solid oak) with 2 bedside tables, a wardrobe, and garden furniture on the balcony

3. Fully furnished (net rent: €1,440) as in option 2, plus 4 box spring beds, 2 shelves, a television, a coffee machine, a kettle, a toaster, pots, dishes, cutlery, etc.

A flat rate rent is NOT offered.

The price labeled as “flat rate rent” is the warm rent including ancillary costs (which are settled annually) for the basic variant with the fitted kitchen, washing machine, and dryer. Unfortunately, it was not possible to enter the rent differently.

The rental price is understood as the net rent including furnishings plus ancillary costs (€325). Ancillary costs are settled annually.

If needed, I am happy to assist with setting up contracts for electricity, internet, and telephone.

Additionally, an individual garage with a parking space in the same building can be rented for €100 per month if desired.

I am looking for tenants who are either regularly employed or studying, who can provide an impeccable Schufa report, and who speak fluent German or English. Please also let me know how many people will be moving in.
