This apartment feels like a small house. It is located on the ground floor of a two-family house, is completely separated from the upper apartment in terms of structure, and has its own entrance – the other apartment is accessed via an external staircase. Thus, there is no shared staircase, no common hallway, and no one you have to pass by in the morning.

The apartment has recently been completely renovated and is practically a first-time occupancy. The heart of the home is the large living and dining room with a fireplace stove, which opens onto the covered terrace. In addition, there are three separate bedrooms that can also be used as a children’s, guest, or office room, a spacious full bathroom, and an additional guest WC.

The total area of 136 m² is composed of 121 m² of heated living area and 30 m² of covered terrace, of which half (i.e. 15 m²) is counted according to residential area regulations. The terrace is fully covered and can therefore be used even in the rain and during transitional weather.

Heating is provided by underfloor heating, supplied by a gas-fired individual heater. The flooring is made of a heat-resistant vinyl material that is designed for underfloor heating.

A note: While the apartment has been freshly renovated, there are two tasks that still need to be completed before move-in. The fireplace stove will be connected and approved, and two windows will be replaced – they have been ordered but not yet delivered.

The apartment is centrally located in Niederzier.

Everything needed for everyday life is within walking distance: A general practitioner has his practice on the same street; Netto and Edeka are about 600 meters away, as is the pharmacy. Two kindergartens can be reached in just a few minutes on foot, and the Niederzier primary school is about a kilometer away.

Especially interesting for families: The Gesamtschule Niederzier/Merzenich is almost within walking distance at around 800 meters and offers all school-leaving qualifications up to the Abitur. Secondary schools in Düren and Jülich are also accessible within eight to ten kilometers.

Niederzier is located between Düren and Jülich, in a rural setting yet still well connected. Mühlenstraße is a quiet residential street in the town center.

For larger shopping trips, REWE Center, Aldi, and Lidl in Huchem-Stammeln are roughly four kilometers away. The local station of the Rurtalbahn (RB 21) connects Düren and Jülich and is about three kilometers away; there is also bus service within the town. Cologne and Aachen are easily accessible via the A 4.
