Due to a professional change, I am renting out my well-maintained and lovingly furnished one-room apartment on the ground floor, complete with a terrace and a charming little garden.

The apartment is located in a very well-kept new building from 2021 and impresses with its high-quality features as well as a well-thought-out floor plan. The living area is approximately 50 m² (including 50% of the terrace area).

A modern fitted kitchen with high-quality appliances is already available. Additionally, dishes, cutlery, and other kitchen utensils are provided, so the apartment can be moved into immediately.

The apartment is rented fully furnished. The furniture mostly comes from high-quality manufacturers (e.g., Möbelum).

Thanks to the underfloor heating with cooling function, you can enjoy a pleasant indoor climate both in winter and in the height of summer. The smart home system also allows for convenient control of the lighting and electric blinds.

The building is barrier-free and features an elevator, which further simplifies daily life.

The apartment is available immediately. Initially intended for one year, an extension may be possible if both parties are interested.

Attention: The additional costs are not charged at a flat rate but are calculated based on actual consumption. For one person, the monthly additional cost advance is €190; for two persons, €250. I receive the annual assessment for the additional costs in the following year. Should it turn out that the advance payment was too high, the corresponding amount will of course be refunded.

Desired Tenant

I am looking for a reliable non-smoker who enjoys living in a green environment and appreciates the small garden.

Please note, however, that the garden must be regularly maintained. It is a garden with a special usage right. Although the homeowners’ association manages the communal garden areas, the maintenance of this garden is the tenant’s responsibility. Any additional costs incurred (e.g., for garden maintenance) must be covered by the tenant.

The building has a friendly and harmonious homeowners’ community. A respectful and good neighborly coexistence is therefore expressly desired.

Location

The apartment is located in the popular Mainzer Oberstadt. Johannes Gutenberg University is about a 10-minute walk away. The Botanical Garden is only a 5-minute walk away, inviting you to enjoy relaxing strolls in the greenery.

The nearest tram and bus stops can also be reached on foot in just 5 minutes. From there, you can reach Mainzer Hauptbahnhof in about 5 minutes. There are excellent train connections – to Wiesbaden in approximately 10–15 minutes, to Frankfurt Airport in roughly 30 minutes, and to downtown Frankfurt in about 35–45 minutes.
