The fully furnished maisonette apartment on offer was built in 2005 as an attic conversion on an existing multi-family house. It is located on Pflugacker Street, set back from the road and separated from it by an area with parking spaces (see aerial photo, where the apartment and parking space are marked in yellow).

The living area faces west, with views of tall trees that are part of a park through which a small hiking trail runs. From early afternoon until evening, the sun shines on the loggia, which can be accessed directly from one of the rooms as well as from the living room (one picture shows the view of the apartment from the west, with the loggia marked as an orange rectangle).

The apartment features upscale fittings, with bamboo parquet flooring in the living areas and a tiled bathroom equipped with a luxury “shower temple” that includes a shower, bathtub, steam shower, as well as massage and whirlpool functions. The roof windows in the gallery, the windows in the living room, and the loggia doors are equipped with electrically operated roller shutters for heat protection and to darken the rooms.

The modern kitchen is fully equipped with a refrigerator/freezer, a ceramic cooktop with touch control, a dishwasher, an oven, and a microwave, and it offers plenty of storage space. It can be separated from the living area by a glass sliding door that is completely retracted into the wall and also provides space for a dining area with four chairs.

The room on the lower level can be used as a bedroom, study, or guest room. In addition to the wardrobe, it features a large and practical walk-in closet and its own door to the loggia (see floor plan).

The living room is furnished with a generous living area and offers a view of a wall-mounted, flat-screen TV operating with the Android TV system. From the multi-room-capable audio system, cables run to the kitchen, the adjacent room, and the bathroom—each featuring speakers that can be controlled separately. There is a Fritz!Box with WLAN and network connections available in the gallery, the kitchen, and the lower bedroom. The view beneath the roof ridge and onto the open gallery creates a special sense of space and the impression of living in one’s own “home.”

The open gallery is accessed from the living room via an open stairway made of solid pine wood. Two large roof windows allow plenty of light to flood in. The gallery can be used as a sleeping or working area—cable and network connections are available.

The apartment’s light fixtures are partly managed by motion detectors and many are equipped with dimmers, ensuring that each area can be illuminated according to the needs of the residents.

The apartment also boasts high-quality thermal insulation, double-glazed plastic windows (fitted on the west side with electrically operated roller shutters), and a gas central heating system. The apartment spans two levels (a “maisonette apartment”).

Eidelstedt is a district that offers green spaces and tranquility while maintaining excellent transportation connections. The apartment is located only about 400 meters from the Hamburg-Nordwest motorway interchange, which connects the federal motorway A7 (Flensburg – Füssen; E45) with federal motorway A23 (West Coast Motorway). About 300 meters from the apartment is the “Hörgensweg” stop of the so-called AKN (line A1 of Hamburg’s public local transport network), a rail line that runs from Hamburg-Altona via Kaltenkirchen to Neumünster and is currently being electrified and integrated as part of line S5 into the Hamburg S-Bahn network so that trains can operate at shorter intervals directly to Hamburg Hauptbahnhof in the city center and continue to Harburg.

Lower Level:

From the entrance, you enter a hallway from which, to the left, branches off a small room (approximately 11 m², marked as “sleeping” on the floor plan). From this room, you reach a walk-in closet and, directly through a glass door, the approximately 4 m² loggia.

From the hallway, you continue to the right through a sliding door into the approximately 13 m² kitchen, which is furnished with a fitted kitchen and a dining area.

To the left, the hallway opens into the 20 m² bright living area with two dormer windows and also a glass door to the loggia.

Before entering the living area, a natural wood staircase leads up to the gallery.

The living area is open upward to the roof and to the open gallery and includes a generous seating area along with devices for entertainment electronics.

From the living area, you access the bathroom, which contains a toilet, a luxury shower cabin with bathtub, steam bath, massage and whirlpool functions, and a washing machine.

Upper Level / Gallery:

Via the natural wood staircase with a landing, you ascend from the living area to the open, large gallery, which, although formally 17 m², appears much larger due to the sloping roof (the actual floor area is almost 30 m²).

It features two large roof windows equipped with electrically operated roller shutters that flood the room with light and can darken it when needed.

The gallery is bounded towards the living space reaching up to the roof ridge by a cozy, open solid wood railing.

This large, open space is also equipped with network, cable TV, and audio connections.
