The city of Fröndenberg/Ruhr is offering a building plot for sale in the Dellwig district, within the “Gosemark II” development area. According to the development plan, the 832 m² plot can be used to erect a multi-family residence, either as a detached or semi-detached house, constructed over two floors.

The plot will be allocated through a bidding procedure. The highest bid wins. In the event of identical bids, the number of minor children living in the bidder’s household who are eligible for support will decide. The bidder with the highest number of such children will be awarded the plot; if there is still a tie, the decision will be made by lot.

The minimum price for the developed plot is EUR 232,960.00.

Applications can be submitted until September 8, 2026, at 23:59. The signed and fully completed application form (document available for download) can only be accepted up to that time. Applications received after this deadline cannot be considered. Application forms must be submitted exclusively via email. The digital submission can only be sent to the email address stadt(add)froendenberg.de. Unfortunately, application forms sent from any other email address cannot be considered. During the application phase, no information—such as the number of responses—will be provided. It is sufficient to submit one application form. In the case of multiple applications, only the latest submission will be considered.

Development costs are included in the purchase price. Notary fees and ancillary contract costs (such as property transfer tax, land register fees, etc.) are to be borne by the buyer. The contract will also include a right of rescission (a time-limited unilateral right to unwind the purchase contract) for the city of Fröndenberg/Ruhr in the event that the buyers do not complete construction to make the property ready for occupancy within 36 months after notarization, or if the property is resold in an undeveloped or non-occupiable condition without the city’s approval.

The allocation and subsequent sale will only be made to natural (private) persons. The final decision on the sale of the property will be made by the City Council of Fröndenberg/Ruhr.

The city of Fröndenberg/Ruhr, with approximately 21,000 inhabitants, is located in the southern part of the Unna district along the railway lines Hagen–Kassel and Unna–Neuenrade, as well as on the Dortmund–Kassel motorway. Its landscape is defined by the river terraces on the right bank of the Ruhr and the heights of the western Haarstrang. The Ruhr Valley forms the end of the Lower Sauerland, rising about 120 meters up to the 244.7-meter-high Henrichsknübel. The northern part of the city area borders the Hellwegbörde. The proximity to the Ruhr Valley cycle path and the neighboring nature reserves makes the area ideal for excursions.

The property is located in the “Gosemark II” development area in the Dellwig district. The district features a kindergarten and an outdoor swimming pool. Additionally, shopping facilities, further kindergartens, primary schools, a comprehensive school, and sports facilities are available in the neighboring district or in the city center.
