The building is located in a central residential area. It is only a few minutes’ walk to the city center, train station, bus stop, and shopping facilities. Likewise, the swimming pool and leisure facilities are easily accessible. The A61 motorway (providing access to the regions of Ludwigshafen/Mannheim/Heidelberg and Mainz/Wiesbaden/Frankfurt) can be reached quickly via the nearby access road.

The apartment features modern sanitary and electrical installations. Heating is provided by a private gas boiler, which also supplies hot water. This allows you to control your heating costs by choosing your own gas supplier.

Vinyl flooring is installed in all rooms. The daylight bathroom is equipped with a bathtub that has a shower screen. The bathroom also has connections for a washing machine and dryer. All windows come with roller shutters.

The apartment includes a basement storage room and an additional storage room in the stairwell. The kitchen is rented unfurnished (no fitted kitchen is provided). Cable connections for TV, internet, and telephone are available in the living room and bedroom, and a fiber optic connection for fast internet is planned.

The entire property is very well maintained and clean. A cleaning service handles the weekly cleaning, so tenants do not have to worry about cleaning duties (included in the operating costs).

The apartment is equipped with an intercom system at the front door. Bicycles can be parked in the property's inner courtyard.

Expectations for potential tenants:

When renting, we place great importance on the social compatibility of new tenants so that they fit into the existing tenant community. For an objective preliminary selection, we require that you include an additional 3-4 sentences about yourself with your inquiry. Inquiries with short texts such as "interested in the apartment" or "viewing desired" will not be considered.

- Non-smokers (at least, smoking is not allowed in the apartment)

- No pets

- You must have a steady income and permanent employment (proof required)

We will make a preliminary selection of applicants. Those selected will be individually invited (maximum of 2 persons) to a personal, individual viewing appointment on a Saturday. After the viewing, a self-disclosure is required from interested applicants if they wish to proceed with their application for the apartment.
