Notes on the Rental Price Brake:

There are four possible exceptions in which the rental price brake does not apply. This rental offer falls under the exception for modernizations. The rent is more than 10% above the local comparative rent. This is permitted according to § 566g of the German Civil Code (BGB) because modernization measures were carried out in the three years prior to the start of the tenancy.
