For rent is an approximately 58 m² fully furnished 2-room apartment on the raised ground floor of a multi-family house in Kassel Nord/Holland. The apartment was comprehensively renovated in 2023.

Renovation 2023

Floor coverings, wall and ceiling surfaces, as well as the entire electrical system were renewed. The bathroom was completely renovated along with its supply lines. Also new are the fitted kitchen and a radiator in the kitchen.

Rooms and Equipment

The two rooms measure approximately 14 m² and 22 m² respectively. Both come furnished with a bed, wardrobe, desk with chair, chest of drawers, and smart TV. The larger room additionally features a couch with a coffee table and offers access to the balcony. The apartment also includes a modern shower bathroom, a lockable basement storage room, and a balcony. The lawn and green area belonging to the building can be used collectively by the residents.

Suitable For

The apartment is suitable for an individual, a couple, or a two-person shared flat. Moving in with a child is also possible after prior arrangement. Only the complete unit is rented. In the case of a shared flat, both residents sign the same rental contract; separate contracts for individual rooms are not provided. The residents themselves manage the internal allocation of the rent.

Rent and Costs

The basic rent is 800 euros per month. In addition, there is an advance payment of 300 euros for ancillary costs, including heating, so that the total monthly payment to the landlord is 1,100 euros. The ancillary costs will be settled annually based on the actual expenses. The security deposit amounts to 2,400 euros. Electricity is not included and must be registered and paid for by the tenants themselves.

Internet

A mobile network internet connection is provided free of charge. The actual speed may fluctuate depending on mobile reception. Alternatively, a separate landline contract can be arranged at the tenant's own expense; the existing landline currently offers speeds of up to 16 Mbit/s.

Availability and Lease

The apartment is available no later than October 1, 2026. By arrangement, a move-in date of August 1, 2026 or September 1, 2026 may also be possible. The lease is concluded on an indefinite basis. For both contractual parties, ordinary termination is excluded for the first 24 months.

House Rules

The apartment is rented as a non-smoking dwelling; smoking is only permitted on the balcony. Pets are only allowed after prior arrangement. Individual pieces of furniture can be removed by mutual agreement; however, this does not lead to a reduction in the agreed rent.

Viewing

Viewings are possible by prior appointment with the current tenant. At present, some painting work is being finished and furniture is being set up.
