House for sale 4+1 • 124 m² without real estate, North Rhine-Westphalia
, North Rhine-WestphaliaPublic transport 2 minutes of walking • GarageThis end-row bungalow from 1966 with a large terrace is situated slightly elevated above a beautifully landscaped garden. The living area of approximately 124 m² (WoFlV) on the ground floor is distributed over four rooms, a kitchen, a bathroom, and a WC. The spacious living room with floor-to-ceiling windows is connected by an open passage to the dining area. From there, you enter the kitchen, whose second door leads to the hallway. Immediately to the left in the hallway is the separate WC. The living area is completed by the study, which offers plenty of space for a desk, cupboards, and additional surfaces.
At the other end of the hallway are the two bedrooms – one facing the front garden and the other with a view of the terrace and garden. The bathroom, equipped with a bathtub and two large washbasins (but no WC), follows. A stone staircase leads to the basement, first arriving at the bright hobby room with a large window. This room can also function as an office; however, the basement ceiling is only just over two meters high. From the hobby room, a passage through the basement corridor leads to a shower room with a WC and space for a washing machine and dryer. Next is a drying room for laundry, which could alternatively be converted into a sauna. Also accessible from the basement corridor is the heating cellar featuring a gas condensing boiler from 2022. This space can also be used for storage. An external staircase from this area leads directly to the garden. Additionally, there is a separate room for the oil tank with a small exterior window that has not been used for over 45 years and could, for example, be converted into a storage room or workshop.
From the hobby room, another door leads to a storage cellar with ample space for groceries and other items.
The entire usable area of the house (including the living area) is about 178 m², plus a circulation area of approximately 58 m² (both according to DIN 277).
A large garden surrounds the bungalow on three sides. The property covers 626 m². In addition, 79 m² are allocated for the section of the private road that also leads to the house’s garage. This garage is located on the edge of the landscaped front garden—with shrubs and flower beds—on the east side of the property.
On the north side of the house is a large lawn area, which is also suitable for fruit trees or vegetable beds. At the rear in the west, slightly elevated, lies the large terrace with an awning and a terrace door that opens to the dining area. Set a little apart is a small, separate sun terrace, bordered by roses and perennials. In summer, the garden offers plenty of space for hobbies and recreation; in winter, it is a delightful green focal point.
The bungalow is located at the end of a public street in a quiet residential area near Langehegge in Marl Drewer-Süd. The immediate neighborhood is characterized by bungalows and a few two-story detached houses. A general practitioner, pharmacy, as well as bakeries and stores for daily necessities, are all nearby; not far off is the well-known Marler Stern shopping center. Three hospitals are easily accessible.
In Drewer-Süd there are kindergartens and an elementary school, while several secondary schools are located in neighboring districts. The residential area borders the Loemühle recreational area, and sports facilities for soccer, tennis, horseback riding, and other sports are adjacent.
Marl is a green city with nearly 87,000 inhabitants in the heart of the Recklinghausen district, right where the Ruhr area transitions into Münsterland. It is regionally known for the Marl Chemical Park, which provides over 10,000 jobs. A cultural highlight is the annual awarding of the Adolf-Grimme-Preis for outstanding television productions at the Marl Theater. The close proximity of workplaces, educational institutions, leisure facilities, and attractive residential areas makes the city of Marl a highly desirable place to live.
Marl’s neighboring town is Haltern am See, a popular destination for excursions.
The junctions of highways A43 and A52 are near the bungalow, as is the B225. The city of Essen is about a half-hour drive away, Münster takes a little longer, and Düsseldorf can be reached in just under an hour.
In the immediate vicinity of the bungalow is a bus stop. Bus line 219 runs one way to Marl-Mitte and in the other direction reaches the ICE train station in Recklinghausen within a quarter of an hour. The bus line 225 towards Marl-Hüls is also within easy walking distance.
The bungalow was built in 1966 to a high standard for its time. The exterior walls are mostly 30 cm thick and double-layered on the ground floor. The red and yellow clinker façade gives the house a timeless and elegant charm.
Inside, the living areas are fitted with parquet flooring and stone window sills, while the hallway and the staircase to the basement feature stone-tiled floors. The room sizes and layout are spacious and thoughtfully planned. The terrace, slightly elevated above the garden on the west side, ensures pleasantly sunny afternoons in the greenery. The rooms are bright and airy thanks to the large wooden windows, most of which are double-glazed. Doors and corridors are wide, and the shutters in all rooms are electrically controlled. The flat roof was renewed in 1989.
Since the house was built, the requirements for energy efficiency and amenities have increased, resulting in some areas needing renovation. Barrier-free living on one floor is also possible with the appropriate conversion.
The house was continuously occupied by one family from 1966 until 2026 – a total of 60 years. It has never changed ownership, and its upscale style is therefore uniform and well-maintained.
