This end-row bungalow from 1966 with a large terrace is situated slightly elevated above a beautifully landscaped garden. The living area of approximately 124 m² (WoFlV) on the ground floor is distributed over four rooms, a kitchen, a bathroom, and a WC. The spacious living room with floor-to-ceiling windows is connected by an open passage to the dining area. From there, you enter the kitchen, whose second door leads to the hallway. Marl is a green city with nearly 87,000 inhabitants in the heart of the Recklinghausen district, right where the Ruhr area transitions into Münsterland. It is regionally known for the Marl Chemical Park, which provides over 10,000 jobs. A cultural highlight is the annual awarding of the Adolf-Grimme-Preis for outstanding television productions at the Marl Theater. The close proximity of workplaces, educational institutions, leisure facilities, and attractive residential areas makes the city of Marl a highly desirable place to live.

Marl’s neighboring town is Haltern am See, a popular destination for excursions.

The junctions of highways A43 and A52 are near the bungalow, as is the B225. The city of Essen is about a half-hour drive away, Münster takes a little longer, and Düsseldorf can be reached in just under an hour.

In the immediate vicinity of the bungalow is a bus stop. Bus line 219 runs one way to Marl-Mitte and in the other direction reaches the ICE train station in Recklinghausen within a quarter of an hour. The bus line 225 towards Marl-Hüls is also within easy walking distance.

The bungalow was built in 1966 to a high standard for its time. The exterior walls are mostly 30 cm thick and double-layered on the ground floor. The red and yellow clinker façade gives the house a timeless and elegant charm.

Inside, the living areas are fitted with parquet flooring and stone window sills, while the hallway and the staircase to the basement feature stone-tiled floors. The room sizes and layout are spacious and thoughtfully planned. The terrace, slightly elevated above the garden on the west side, ensures pleasantly sunny afternoons in the greenery.
