Direct owner is offering a gorgeous, sloping 2135m² plot with two cottages in the midst of wild nature, yet conveniently close to Prague (20–30 minutes). Parking is located about 80 meters from the plot. These are original wooden cottages that have been gradually renovated over recent years. Each one has its own registration number and can also be sold separately.

One cottage, dating from the 1980s, features an entry hall with a kitchen, a sitting area, two small loft bedrooms, and a newly built bathroom with a toilet and shower. The kitchen area has already been prepared and is currently under construction. This cottage also comes with two spacious covered terraces.

The other cottage is a romantic log cabin from 1936, which includes an entry hall, a main sitting area, and an attic with a bedroom. In front of this cottage, there is a new, spacious terrace measuring 5x7 meters at the level of the tree crowns—a spot you won’t want to leave.

According to the land registry, the built-up area of each cottage is 28m².

Both cottages have their own electrical connections (400V), are connected to the municipal water supply, and are linked to a new three-chamber septic tank with a sand filter on the property. Note that the water supply needs to be turned off for the winter because the connection is not in a frost-protected depth; however, it would be possible to install tanks and allow water use when it is not freezing.

The plot is quite sloped and ideal for lovers of the mountains and wild nature, featuring terraced fields, private rock outcrops, and a small forest. At the lower edge of the property, two streams converge, and on the opposite slope, there is forest and rocks. Due to the terrain and the local zoning plan, there is no risk of overbuilding. Thanks to the sunny southern exposure at the top and the damp forested area near the rocks and stream at the bottom, there is great biodiversity on the plot. Fallow deer, wild boar, roe deer, and other wildlife occasionally roam behind the fence.

Please note that there is NO car access to the plot; access is via a hillside estate road approximately 80 meters long (with an easement in place). Parking is arranged in a private parking lot above the cottage, and two shares of the parking lot land are included in the sale.

I am very reluctant to part with this land—it is truly a beautiful place—but a change in my personal circumstances has made it necessary. I had many plans for developing the property and would be happy to share my ideas and continue advising if there is interest (I am a construction designer).
