Byt je k dispozici k nastěhování od 1.10.2022 v domě postaveném v roce 2012 vybaveném bezpečnostními kamerami.
Podlahová plocha bytu činí 34 m2 + balkón orientovaný na východ o výměře 8 m2. Byt je situován v 5. patře šestipodlažního domu s výtahem v blízkosti univerzitního kampusu a Fakultní nemocnice Brno a je z něj výborná dostupnost jak do centra města (20 minut jízdy tramvají, zastávka MHD 7 minut chůze od domu), tak i na dálnici D1. Okolí nabízí občanskou vybavenost a možnosti pronájmu parkovacího místa, ovšem parkovat lze i u domu.
Rozvod vysokorychlostního internetu a kabelové televize za velmi příznivé ceny (viz supernet) je zaveden až do bytu, pro připojení stačí uzavřít smlouvu s poskytovatelem telekomunikačních služeb a na konec kabelu připojit modem. Sjednání vlastní smlouvy na internet či kabelovou televizi je výhradně na nájemci a hradí si tyto služby sám přímo jím vybranému dodavateli.
Byt je vhodný pro maximálně 2 osoby a je kompletně vybaven kuchyňskou linkou s lednicí a mrazničkou, mikrovlnou troubou, myčkou, pračkou, jídelním stolem se 4 židlemi, konferenčním stolkem, šatní skříní, komodou a rozkládací pohovkou.

Měsíční záloha na energie: 3 000 Kč (topení + elektřina + voda + provoz domu). Tyto zálohy budou zúčtovány podle skutečného odběru. Vyšší záloha je požadována kvůli současné nejasné situaci na trhu s energiemi.
Celkem měsíčně požaduji 16 000 Kč. Pravidelně po odečtech energií bude provedeno zúčtování záloh na ně uhrazených.
Vratná kauce ve výši 30 000 Kč.
Preferuji dlouhodobý pronájem. První smlouva bude uzavřena na půl roku, v případě oboustranné spokojenosti bude prodloužena o 1 rok a následně může být uzavřena na dobu neurčitou.
Jelikož jsem vlastník, neplatíte provizi realitní kanceláři.
Žádám pracovníky realitních kanceláří a jiné zprostředkovatele, aby mě nekontaktovali, nemám zájem o spolupráci.

The apartment is ready for moving in starting from October 1, 2022.
The apartment is situated in a modern block of apartments built in 2012. The area of the flat is 34 m2 + a balcony of 8 m2 looking to the east. The apartment is on the 5th floor out of the 6 floors of the block of apartments, equipped with lifts. The block of apartments is equipped with security cameras.
The block of apartments is situated near the Bohunice campus of Masaryk University and the Brno Faculty Hospital. The apartment is in easy reach from the city centre (20 minutes by tram + 7 minutes walking from the tram station) as well as from the D1 highway. Various shops, services, restaurants, and other services are available in the close vicinity along with a possibility to rent a parking space (one can, however, park at the house in the street too).
The flat features a connection to high-speed internet and cable TV for rather favourable prices (see SuperNET), it suffices to sign an agreement with a provider and connect a modem. Negotiating an agreement with a TV and/or internet provider is left for the tenant who will also pay for these services directly to the provider.
The apartment is suitable for at most 2 people. It is equipped with a kitchen line with a fridge and freezer, microwave oven, dishwasher, washing machine, dining table with 4 chairs, coffee table, wardrobe, dresser, and sofa-bed.
The bathroom contains a bath, a washbasin with a mirror, toilet, and ladder towel radiators.
The cost of the renting: 13,000 CZK per month.
Billable advances for services: 3,000 CZK per month (heating + electricity + water + house operation costs). These advances will be billed according to actual consumption. The advances are set higher due to the current unclear situation on the energy market.
Hence, the total required payment per month is 16,000 CZK. After regular energy consumption sampling, the advances will be billed.
Refundable deposit: 30,000 CZK.
I prefer long-term renting. The first agreement will be signed for half a year. In case of satisfaction on both sides, it will be extended by one year, and subsequently can be extended to an unlimited period.
Since I am the owner, you do not pay any provision to a real estate agency.
I ask employees of real estate agencies and other agents to not contact me, I am not interested in any collaboration.
