House for sale 7+1 • 200 m² without real estate, Schleswig-Holstein
, Schleswig-HolsteinOur detached single-family home in 22929 Hamfelde near Trittau is for sale, situated on a spacious 1,200 m² plot. The house combines the character of an older residential property with a generously sized, solidly built extension dating from 1991, offering plenty of space for families, working from home, hobbies, and individual design ideas.
On the ground floor, the extension contains a large living room of approximately 35 m² with direct access to the covered terrace. This is adjoined by a fireplace room and another living area. The ground floor also includes the kitchen, a bathroom with a bathtub, and the connecting hallways and entrance areas.
The upper floor has three separate bedrooms/studies, a small bathroom with a shower, and a spacious hallway/landing. The three upstairs rooms can be used flexibly as bedrooms, children’s rooms, guest rooms, or home offices, providing ample space for a variety of living arrangements.
The 1991 extension has a full basement. The dry basement has a standard ceiling height and comprises storage/pantry areas as well as the boiler room.
A particular highlight is the large, fully fenced plot with its mature cottage garden. Expansive lawns provide plenty of room for playing, relaxing, and enjoying long summer days. The established fruit trees include apple, cherry, damson, and plum trees. We regularly had our apples processed into our own apple juice at a nearby organic cider mill.
The covered terrace is directly accessible from the living room. The garden offers plenty of privacy and sunshine from morning until the afternoon. At the rear boundary, a traditional regional hedgerow bank and a small enclosure form the transition to the adjoining pasture. Beyond this, there are open views of the rural surroundings with fields and trees.
The property also includes a spacious double garage with two separate doors. Additional parking is available in the courtyard. The garage is equipped with a 400 V three-phase power connection.
Another advantage is the existing fibre-optic connection running directly into the house. Most recently, we used a symmetrical connection of up to 1,000 Mbps—also ideal for working from home.
The house was occupied until summer 2026. It is now almost completely cleared, is not rented out, and is available at short notice.
The house requires renovation and offers its new owners the opportunity to modernise and redesign the fixtures and finishes according to their own preferences.
The kitchen and bathrooms date mainly from the early 1990s, as does the gas heating system. Parts of the fixtures, fittings, and building services therefore do not meet current new-build or refurbishment standards. However, the house offers the opportunity to update it step by step according to your own ideas.
Improvements completed in 2024 include new windows in the three upstairs bedrooms/studies, as well as a new large living-room window and patio door. Electric instantaneous water heaters were also installed in the kitchen and upstairs bathroom in 2024.
An energy consumption certificate is available. Final energy consumption is 189 kWh/(m²·year), corresponding to energy-efficiency class F.
Private sale—no commission.
The house is located in Hamfelde, in the district of Herzogtum Lauenburg, just a few kilometres from Trittau.
Hamfelde is a small, well-established village surrounded by attractive countryside. Beyond the property’s garden are a pasture, fields, and trees—nature effectively begins right at the property boundary.
The immediate area also has plenty to offer families. The local sports ground, with football pitches, a beach volleyball court, and a boules court, as well as a playground, can be reached from the house within a few minutes on foot. The Mühlenteich pond is located directly beside them and is also ideal for a short walk.
The designated primary school is located in Kuddewörde and also offers optional all-day care. Secondary schools can be found in nearby Trittau, among other places.
Trittau is only around 4 km away and can be reached quickly for everyday needs. It offers a range of supermarkets, doctors, pharmacies, restaurants, schools, additional shopping and leisure facilities, and a renovated outdoor swimming pool for the summer.
Public transport is also available for those without a car. Bus services run to destinations including Trittau, Schwarzenbek, and Aumühle. Aumühle provides access to Hamburg’s S-Bahn network, while Schwarzenbek has regional rail connections towards Hamburg/Bergedorf and Büchen.
For drivers, the easy access to the A24 motorway is another advantage. This makes Hamfelde a convenient base for travelling towards Hamburg and Berlin, as well as for longer journeys towards Lübeck, Kiel, Hanover, or Bremen.
The extensive range of leisure activities and natural attractions is a particular benefit. The Hahnheide nature reserve, with its extensive woodland trails and observation tower, is practically on the doorstep. The Billetal nature reserve and the Sachsenwald forest also offer numerous opportunities for hiking, cycling, and day trips. Former railway routes and paths between Hamfelde, Trittau, and the surrounding villages are ideal for bike rides and walks.
The historic Gut Basthorst estate is only a few minutes away and offers dining facilities as well as numerous markets and events. The Hamfelder Hof, with its regional organic produce, the Mühlenkaffee café in the historic mill, and the long-established Gasthof Waldeslust inn further enhance the range of local amenities. At the nearby organic Vogelfängerkaten cider mill, apples from your own garden can even be processed into your own juice—which is exactly what we regularly did with the apples from our old fruit trees.
Regional events such as “Labenz Rockt” also form part of the varied leisure programme.
Despite its modest size, Hamfelde has an active village and community life. The football club, angling association, and the “Alt & Jung” (“Old & Young”) initiative offer opportunities to meet people and become involved in the local community. Various community events take place throughout the year, including a children’s festival, a Christmas party for children, the traditional masquerade ball for adults, and the bread-baking festival. The living Advent calendar is particularly personal, with neighbours meeting at different locations around the village during Advent. This is a wonderful aspect of Hamfelde, especially for families and people who not only want to live in the countryside but also wish to be part of a village community.
The location therefore combines village life and nature with surprisingly good infrastructure: views of the countryside in the morning, walks and bike rides directly from your doorstep, while Trittau, railway connections, and the A24 are all within easy reach.
The house has a solid basic structure, plenty of space, and considerable potential for individual modernisation.
