House for sale 4+1 • 103 m² without real estate, Schleswig-Holstein

The house was built in 1975 as a solid-construction holiday home with a basement.

In 2000, a conservatory was added, followed by an extension and a reconfiguration of the rooms in 2005.

A dormer was added in 2012, and the original section of the roof dating from 1975 was renovated.

A wood-burning stove has provided a cosy atmosphere in the living room since 2006.

The double carport was built in 2000. Behind it are a large woodshed and an aviary.

On the other side of the house, beneath the roof, there is a shed and a bicycle storage room.

In front of the conservatory is a small pond, while farther back in the garden there is a spacious shed/workshop and two small greenhouses. The garden contains deciduous and fruit trees, with plenty of space for playing, keeping small animals, or growing vegetables.

Our little idyll is situated at the end of a cul-de-sac in the holiday resort of Güster. Thanks to the excellent connection to the A24 motorway, Hamburg can be reached quickly. From Büchen, Hamburg Central Station is just 32 minutes away by train. Located between Büchen and Mölln, Güster offers access to all everyday amenities, healthcare facilities, schools, etc. within a radius of approximately 12 km. There is a local Edeka supermarket that is also open on Sundays, as well as farm shops selling produce directly from local farmers. A nursery school, an active sports club, a library, and restaurants are all within walking distance.

Güster is an ideal starting point for hiking and cycling and, thanks to Lake Prüßsee and its connection to the Elbe–Lübeck Canal, is also very attractive to water sports enthusiasts.

The house has one full bathroom and two additional toilets, one in the basement and one on the upper floor.

Most of the ground floor is equipped with underfloor heating. On the upper floor, the covered south-facing balcony offers a lovely view of the garden. The gas heating system is a condensing boiler and, despite its age, continues to achieve good readings at every service. Hot water is supplied by decentralised water heaters. Beech parquet flooring has been installed in the living room. The main bathroom, kitchen, hallway, and conservatory are tiled. The staircase to the upper floor is made of wood, while the upper floor has laminate flooring and carpeting.

The basement contains the utility room, two rooms that we have used as bedrooms, and a workshop/storage room. A fibre-optic internet connection is available.

The asking price is negotiable.
