From December 1, 2026, this attractive, modernized first-floor apartment will be available for occupancy. In addition to three rooms, a hallway, a kitchen, and a bathroom, the apartment includes a storage room.

The roof of the building was replaced and insulated two years ago, and the apartment is connected to a new central gas heating system. Some new doors were installed eighteen months ago, new flooring was laid, and a fitted IKEA kitchen was installed. The previous tenants painted the entire apartment white before moving out. The apartment does not have a basement, but it does have a separate, lockable storage room with a window. A monthly fee of €20 is charged for use of the kitchen. This is already included in the total net rent excluding utilities. Alternatively, the IKEA kitchen can be purchased from us for €500, in which case the net rent will be reduced by €20.

The property is located on a quiet side street in Merzenich. Several bus routes are within walking distance, and the S13 and S19 train lines can also be reached by bus. There is also a park-and-ride facility at Merzenich train station. Cologne can be reached by train within 30 minutes, and Aachen within 40 minutes. Nearby, you will find several supermarkets (REWE and ALDI), two bakeries, two restaurants, a café, and a doctor’s office. Several green spaces and parks, gyms, two hair salons, a museum, and a postal drop-off point are also within easy walking distance. A comprehensive school, primary school, and kindergarten are likewise within walking distance.

The bathroom has a shower enclosure, toilet, and washbasin. There are white tiles in the bathroom and a tiled backsplash in the kitchen. The apartment has light-colored vinyl flooring with a wood-effect finish. There is an additional built-in cupboard in the hallway. Space and connections for a washing machine are available in the shared laundry room just a few meters away. There is no balcony.

The apartment is well suited to singles or couples. It would be difficult to use it as a shared apartment, as one of the rooms and the bathroom are walk-through rooms.
