Flat to rent 2+kk • 66 m² without real estateBrunnenweg 1a, , Saxony
Brunnenweg 1a, , SaxonyParkingHealthy living in a beautiful natural setting.
The apartment offers 66 m² of living space and was designed for seniors or couples. It is also ideal for a single person with a child and/or anyone working from home. It is a self-contained ground-floor apartment within a newly built two-family house.
You enter the house through a separate entrance. A spacious hallway with storage options leads into the large, open-plan kitchen and living area. The large, floor-to-ceiling windows—one of which provides step-free access—open onto the spacious terrace. The bedroom has a recess for a wardrobe, while the smaller room is suitable for a young child, guests, or use as an office.
The bathroom features a very spacious, step-free shower with enough room for a wheeled walker. There is also space for a washing machine in the bathroom.
Apart from the entrance, which has three steps, the entire apartment is designed for low-barrier access, and all doors are appropriately wide.
Each apartment has its own fully fenced garden area, the size of which is proportionate to the size of the apartment. In addition to the mailbox system, each apartment has an intercom and video function, allowing you to see who is at the gate.
The apartment includes a large terrace. Privacy screens have been installed between neighbouring terraces.
The plants shown in the plans, such as hedges and trees, have already been planted. They are depicted at their mature size. Nevertheless, there will still be space for you to design the garden according to your own preferences.
The apartment includes one outdoor parking space and an additional carport parking space.
Wiring for an EV charging station has been provided.
A lockable storage shed is available for bicycles, gardening equipment, and similar items.
To keep operating costs as low as possible, the houses were built to the KfW 40 energy-efficiency standard.
They are therefore exceptionally well insulated and fitted with triple-glazed windows.
A ventilation system ensures a controlled supply of fresh air.
The houses are heated using state-of-the-art heat pumps, which also heat the hot water required in the bathroom.
Hot water in the kitchen is provided by an instantaneous water heater.
You are responsible for your own household electricity costs. An installed photovoltaic system helps reduce these costs.
Water from a cistern is also available for watering the garden.
Our houses will be fully QNG-certified. Many people may not yet be familiar with this certification. Essentially, it covers the following:
**Healthy living:** Every building material—down to the last bit of joint grout—has been tested and verified for harmful substances.
**Sustainability:** In addition to the carbon footprint, all building materials are assessed in terms of how they were manufactured and transported, as well as how they can eventually be recycled.
**Ageing in place:** Every tenant should be able to continue living independently in their apartment for as long as possible. This has been taken into account in the building’s design.
All doors and passageways are designed to be wide enough for a wheeled walker and to provide low-barrier access.
Naturally, all of this is certified and comes at a correspondingly high cost.
However, we do not want to have to modernise again in a few years and consequently increase the rent. The lease will therefore be index-linked. Rent increases will be tied exclusively to the inflation rate, making the arrangement fair for both parties.
The minimum rental period is one year. After that, the applicable statutory notice periods apply.
The house was built in 2025, and everything is still fresh and new. However, it is no longer a first-time occupancy, as the first tenant moved away after six months for reasons of love.
A small new residential development has been created in Cunnersdorf, a district of Kamenz, comprising seven houses with two residential units each. The development also includes a playground and plenty of green space. Cunnersdorf was once home to a watermill, which was supplied, among other sources, by the mill pond. Another inflow came from the overflow of a well. This well has now inspired the name of the small development: “Brunnenweg” (“Well Lane”). The project fills a gap in the existing local development, preserves agricultural land, and creates new housing.
Cunnersdorf, a district of Kamenz, is almost 800 years old and is located approximately 5 km from Kamenz. The surrounding area is rural, characterised by pond farming, and has well-developed tourist infrastructure. You can enjoy plenty of peace, quiet, and nature while still being centrally located. The village has an inn serving excellent food, with a function room and beer garden.
Two bus routes—771 and 788—currently serve the village, along with the Cunnersdorf on-demand bus. The nearest stops are by the kindergarten and the Alte Gärtnerei, both approximately 250 metres away.
The Lessing town of Kamenz itself has just over 17,000 residents and is located in Saxony, in western Upper Lusatia at the foot of Hutberg hill.
The nearest junctions on the A4 federal motorway, Pulsnitz and Burkau, are both approximately 15 kilometres away. The Ruhland junction on the A13 can be reached within 30 km.
Kamenz railway station is the terminus of S-Bahn line 8, running from Dresden via Radeberg and Pulsnitz to Kamenz. Trains currently operate hourly as a rule, increasing to every 30 minutes during peak periods—from 4:30 a.m. to 8:30 a.m. and from 2:00 p.m. to 6:30 p.m., Monday to Friday.
Three city bus routes operate within the town. Plans are currently being developed to reactivate the former Senftenberg–Kamenz railway line. This would once again make Cunnersdorf directly accessible by train.
Kamenz airfield, located on the north-eastern edge of the town, is one of the most attractive and popular public airfields in Saxony. At the same time, it is also one of Germany’s oldest airfields still in active use.
The town’s economy is home to many small and medium-sized enterprises in the textile, mechanical engineering, kaolin processing, and plastics processing sectors.
Northern Dresden, where the semiconductor industry is expanding, is easily accessible at a distance of 40 km.
Kamenz has several hotels and restaurants, as well as a small, lively town centre. Churches and culture receive active support, and tourism continues to be developed. The network of cycling and hiking trails is constantly being expanded. Among other routes, the ecumenical Way of St James passes through several local districts.
**Please note:** Some online platforms do not yet display the new Brunnenweg correctly. Google Maps shows the correct location—search for “Brunnenweg 1, Cunnersdorf, Kamenz.”
The bathrooms are tiled, while all other rooms feature very high-quality designer flooring in a light oak finish. It absorbs sound, is easy to maintain, and is extremely durable.
All windows are fitted with electric exterior roller shutters.
Our apartments already include a complete, high-quality fitted kitchen with plenty of storage space. All kitchen appliances are from SIEMENS’s latest and most energy-efficient generation, including a microwave.
The bathroom is already equipped with an LED-illuminated mirrored cabinet.
A fully installed satellite TV system allows you to receive conventional television without an internet or cable subscription.
For those who prefer not to use Wi-Fi, Ethernet sockets have also been installed in the rooms, allowing internet access without wireless signals. The development is already connected to Deutsche Telekom’s fibre-optic network.
Those who do not wish to use fibre-optic internet can access services from two providers offering relatively good mobile network coverage in Cunnersdorf.

We have built several apartments with identical floor plans and fittings. The photographs may therefore not always show this exact apartment.
