Built in the traditional Black Forest style, the house occupies an elevated position on a south-facing slope, surrounded by nature and overlooking Branden and Wiedener Eck. The residents of the Gipfhof enjoy extensive outdoor space and wonderful views of the countryside.

The municipality of Münstertal lies on the edge of the Black Forest, approximately 20 km south of Freiburg. The Münstertal railway connects the municipality with Staufen and Bad Krozingen, providing access to the wider rail network. There is also a bus stop 2 km away.

Münstertal is a popular tourist destination thanks to its many beautiful hiking trails. In winter, it also offers easy access to the Black Forest’s ski resorts, which are only a short drive away.

The property is situated outside the village on its outskirts, offering peace, quiet and plenty of nature. The village centre, with its shopping facilities, is approximately 5 km away.

A daycare centre and primary school are located in the Spielweg district, approximately 1 km from our farm.

**Ground-floor apartment**

The ground-floor apartment has approximately 120 m² of living space and is laid out as follows: two bedrooms that can easily accommodate furniture, a bathroom with natural light, a walk-in shower and a bathtub, a guest WC, and a combined kitchen/dining area with a fitted kitchen, electrical appliances and a wood-burning stove. There is also an adjoining pantry.

The highlight of the apartment is the large, light-filled living room with dining area and gallery. It also contains an old tiled stove, which can be fuelled from the kitchen and used for cooking. The large masonry heater next to it is no longer in use.

The apartment has a large covered balcony where the views can be enjoyed even in bad weather. It also includes a small balcony, a terrace, two parking spaces, a large earth cellar, storage rooms and a laundry room.

The bedrooms and living/dining area have parquet flooring. The bathroom is tiled, while the kitchen and hallway have laminate flooring.

**First-floor apartment**

The first-floor apartment has approximately 70 m² of living space and is laid out as follows: two bedrooms that can easily accommodate furniture, a bathroom with a shower, and a combined kitchen/dining area with a fitted kitchen and electrical appliances.

The farm has its own spring with excellent-quality water. Heat is generated by solar panels and our own wood-chip heating system, which uses only leftover wood and logs from our own forest.

**Wi-Fi**

As our secluded location gives us the opportunity to minimise our exposure to electromagnetic radiation, we place great importance on ensuring that Wi-Fi is not switched on around the clock. It should be switched off at certain times of the day and at night, and the router should be set to low power. We also ask residents to refrain from using any devices that emit wireless radiation or, where possible, to connect them via LAN cable.

The terrace and balcony may be decorated and planted with flowers according to your own preferences.
