Kellmünz an der Iller is a charming small municipality known for its beauty, rural charm, and history. The picturesque landscape is characterised by green meadows, forests, and the tranquil River Iller. Kellmünz an der Iller combines a high quality of rural life with proximity to larger cities, making it an attractive destination for people who wish to experience both nature and the region’s culture.

Kellmünz an der Iller is located in southern Germany, in the Swabia/Unterallgäu region of Bavaria. It lies approximately 18 kilometres north of Memmingen and around 32 kilometres south of Ulm, one of the largest cities in Baden-Württemberg. The municipality extends along the banks of the Iller, a picturesque river that winds its way through the region. There are four swimming lakes, cycle paths, and hiking trails amid magnificent natural surroundings in the immediate vicinity. Its proximity to the city of Ulm makes Kellmünz an attractive place for commuters and tourists who wish to enjoy the region’s natural beauty and cultural attractions. The villa stands on the so-called Caelius Mons, or “Heavenly Mountain.” The villa offers wonderful views that make every season a special experience.

I have carried out extensive renovations to the house to make it a comfortable home. Genuine Kährs wood parquet flooring in 90% of the house has restored the rooms’ exclusive character.

There are two tiled stoves and an open fireplace.

During the municipal redevelopment in 2017, the house was fitted with new water and gas connections.

On the southern side, the house is lined with trees growing on a slope. Some of the trees belong to the property, which was resurveyed in 2022. There are actually three plots: one with the villa, the second with the guest house—which could also be purchased optionally and by arrangement, but is not currently included—and a small section of slope measuring approximately 160 square metres. I did not transfer it to the municipality because I wanted to protect the trees from being cut down.

The house has a declaration of division, meaning that it comprises two residential units which can also be used or occupied separately. With the guest house, there would even be three units. More about that below.

One of the reasons I chose this place for myself was that the villa stands on the site of an ancient fort.

Why am I parting with and selling this treasure?

Well, I am approaching seventy. As beautiful as this villa is, in the long run it is simply somewhat demanding for a woman who is largely on her own.

I would like to spend the final phase of my life embracing minimalism, with everything as simple as possible.

Since the summer of 2025, a camper van has been parked outside in the courtyard, and I would still like to take it on a few trips.

It is with a heavy heart that I am letting go of this villa on Heavenly Mountain. It was the most beautiful home I have ever had. My wish would be to find people who love this villa as much as I do; then it will protect its owners. Perhaps a family—then everything would be easier as well. I accepted it as it is and renovated as much of it as possible, yet some work still remains to be done, particularly on the tower. Living in this villa has always been a dream. No one could take the view away from me, and no one could see inside. The light of the sun and moon transformed the rooms. For me, it was—and still is—a small personal paradise.
