Flat for sale 5+1 • 134 m² without real estateBonn Heiderhof Nordrhein-Westfalen 53177
Bonn Heiderhof Nordrhein-Westfalen 53177Parking • GarageA dream apartment that will bring you decades of joy. Originally designed as a six-room apartment, it offers a wealth of design possibilities.
In addition to the beautiful view of lush greenery and the distant Siebengebirge, the apartment’s unique living concept stands out. The apartment spans the entire floor with windows all around, including a daylight bathroom. Built into the hillside, the apartment is positioned on the fourth floor from the rear and on the first floor from the front. The terrace-like balcony is generously sized and faces south, allowing you to enjoy the sun all day long. In addition, part of it is covered, providing pleasant outdoor seating whether in sun or rain. The overhang on the north side also enables ventilation even in wet weather—a frequently underestimated advantage, especially in summer.
In 2015, the apartment was completely overhauled, including a renovation of the kitchen, WC, bathroom with a large double bathtub and rain shower, as well as entirely new water pipes, a new electrical distribution box, new wall wiring, and comprehensive interior insulation using calcium silicate climate boards. As a result, the apartment enjoys a wonderful indoor climate and significantly lower heating costs than the other apartments in the complex.
During the renovation, shutters were installed on almost all windows. The panoramic window in the living room features a large sun blind. In the two possible children’s rooms, wiring for additional shutters was pre-installed, so they can be retrofitted easily if desired. Furthermore, an awning and an entrance door with RC3 security class were installed, as well as mushroom heads in the windows and lockable handles for an extra sense of security. Most of the windows are fitted with sturdy insect screens.
The kitchen is currently dismantled and stored since further modernizations were carried out in 2026 – including partly new floors, new doors, a neutral paint job with removal of decorative wallpaper, a new washbasin in the bathroom, new flush systems in the WC cisterns, and the removal of a second washbasin in the kitchen. This kitchen, in a white country-style design, can be picked up and taken over free of charge if needed (including an induction stove and oven, but no other appliances).
An air conditioning unit was once in place but was removed since, owing to the excellent insulation and the shading provided by the shutters and sun blind in the living room, it was hardly ever used. However, permission for installation in the apartment has been granted by the homeowners’ association.
The apartment also comes with a large, dry basement storage room, which is perfect for storing winter clothing, carnival costumes, suits, etc., and even features an electrical outlet, for example, for an additional freezer.
The large planter trough, which extends across the entire width of the balcony, offers many delightful possibilities for plant enthusiasts. The complex also includes a large garden that can be shared, although it is only accessible “around the corner”. Currently, the garden is primarily used by a lovely young family living in the downstairs apartment.
The homeowners’ association consists of a total of ten parties and is very pleasant. Since district heating on the Heiderhof is billed very late in the year, the general meetings and billing usually take place at the end of the year. The service charge reflects the average costs of the community. Due to the interior insulation, there have regularly been refunds at the end of the year thanks to savings on heating costs.
Two garages with an additional parking space each can optionally be purchased for 15,000 each – price negotiable.
The apartment is located in a quiet dead-end street at the picturesque Heiderhof. From here, you can reach the Park-and-Ride lot in Godesberg within 5 minutes, which provides access to the Deutsche Bahn and, for example, bus line 16 to Cologne. Alternatively, one of the two very frequent bus lines can be taken. The connections to other cities are excellent, both with public transport and by car, with proximity to many highways. Some neighbors commute daily by e-bike and appreciate the fresh air.
Several kindergartens, the community primary school, and the Independent Bonn International School offer ideal conditions for young families.
The Heiderhof Center includes a supermarket, a post kiosk, a physiotherapy center, a church meeting center, small shops, a pizzeria, as well as a popular ice cream parlor that sometimes offers live music during the summer. Additionally, the Heiderhof features a public fitness trail, book exchange boxes, a dog park, and direct access to the forest.
The location is wonderful, well thought-out, and leaves nothing to be desired. Recently, part of the Heiderhof was declared a monument due to its unique architecture. The apartment, together with part of the Heiderhof, has been placed under monument protection. This underscores the unique and exclusive design of the area.
For the apartment, this means only benefits, as it has already been completely renovated and exterior components such as windows, entrance door, and shutters have already been renewed. Moreover, monument-protected properties face less stringent requirements regarding aspects such as roof insulation, which will bring long-term advantages, for example in relation to climate protection guidelines. Administratively, no additional burdens arise since all affected building parts are common property and are managed by the property management.
Thus, you can sit back and relax while enjoying this exclusive living situation. After a bidding process, the apartment was already considered sold; however, despite the official highest bid, the sale did not go through. Therefore, the apartment is available again.
Please check with your bank in advance to ensure that you can really afford the apartment.
