The property to be acquired, Neuburger Strasse 3 (Plot No. 78 / Parish Hohenwart, 86558 Hohenwart), consists of the brewery and the old guesthouse including ancillary buildings and has a plot area of 1,080 m².

The former guesthouse is a two-story, gable-fronted building with a saddle roof featuring a stepped gable and a rounded bay, dating from the 16th/17th century. The old brewery is a three-story, unplastered brick building with a saddle roof and a structured facade, as indicated on the gable by 1903. Both buildings are under monument protection.

Due to more recent findings regarding the extensive construction work and the modernization of the brewery in 1930, it is currently being clarified at the Bavarian State Office whether the remaining building complex—including the extensions, the coach house, the brewery cellars, and the still existing brewery equipment—will also be included on the monument list. State subsidies can be applied for the preservation and restoration of the monument. Tax advantages (monument depreciation) are also possible. Thus, the property is extremely interesting for investors. Two parking spaces are allocated to the property.

The property of the old brewery will be sold based on a concept tender. In this process, the offered purchase price is not the sole focus, but rather the quality and feasibility of the submitted usage concept. The minimum purchase price is 100,000 euros, which must be met by all applicants.

The municipality intends to award the property based on the submitted concepts. Both the substantive quality as well as the feasibility and added value of the respective concept for the municipality will be taken into account.

The sale of the property is on an “as seen” basis and without any warranties. All incidental costs, in particular the property transfer tax and notary fees, are to be borne by the buyer.

Interested parties are requested to submit their offer, including the usage concept, no later than January 18, 2027, at 12:00 noon, to the municipal administration in the town hall. The documents must be submitted in a sealed envelope bearing the inscription “Offer for the Acquisition of the Old Brewery – Concept Tender” (see attachment).

The offers received will be opened and examined during the budget meeting on January 18, 2027. Subsequently, during the municipal council meeting on January 25, 2027, a selection of suitable applicants will be made.

On February 1, 2027, if necessary, a presentation of the submitted usage concepts is planned as part of a special meeting of the municipal council. The selected interested parties are requested to reserve this date so that they can personally present their concepts if needed.

Based on the submitted documents and, if necessary, personal presentations, the municipality will decide on the award of the property. The award will be made by February 5, 2027.

Should the highest bidder fail to sign the purchase contract within 30 days after the dispatch of the award letter, the municipality reserves the right to award the property to the second-highest bidder. The municipality also reserves the right to cancel or modify the tender without giving reasons. For further information and to submit offers, please contact the municipal administration.
