House for sale • 212 m² without real estateQuelkhorner Landstraße, , Lower Saxony
The former farmhouse can be designed to your liking or moved into directly after a few cosmetic repairs. Currently, it is divided into two residential units and still offers additional expansion potential. It is perfect for realizing your housing project – whether by merging the apartments to create a spacious living area or converting it into a multi-generation home with ample privacy.
Ground Floor:
In the ground floor bathroom you can relax in the corner bathtub and then enjoy a shower in the level, walk-in shower. The tiles are in keeping with the farmhouse's style. A fireplace is located in the hallway, providing a cozy transition to the bedroom or living room, which are finished with authentic oak wood plank flooring. Of course, there is also the possibility and plenty of space to settle into a comfortable armchair in front of it. The kitchen is tiled and offers a direct view of the garden. Benefit from the many utilitarian spaces such as the pantry and hallway—or convert these areas into additional living space.
Attic:
In the attic, you too can enjoy the luxury of a bathtub. The bathroom is fitted with neutral white tiles.
The other floors in the attic are covered with laminate. Gaze through the large Velux windows up at the sky, or spend a few leisurely hours on the balcony.
On the semi-enclosed property, you are shielded from the prying eyes of your neighbors.
Take advantage of the outdoor areas as well as the many functional spaces, such as the garage, the "potato cellar" located in the garden, or the old half-timbered building, which serves as a spacious shed. Additionally, there is ample room to park extra vehicles on the property, leaving the green strip in front of your property free for your visitors.
Details about the Property:
The earliest records of a building permit date back to 1900. At that time, a thatched farmhouse with half-timbering was constructed. The spacious outbuilding with half-timbering, as well as the hidden "potato cellar," also likely originate from around 1900 and remain available. The current brick building was erected in 1952 on the old foundation with a gable roof. In 1968, the attic was developed, thereby defining the building’s dimensions in terms of today’s living space.
In 1973, a garage was built on the property.
Ongoing maintenance and modernization—both minor and major—have been carried out; for example:
• In 2002, the roof was relaid and insulated, and Velux windows were installed.
• As part of the modernization, the exterior walls were upgraded with blown-in insulation.
• Almost all single-glazed windows were replaced in 2001 and 2013 with wooden windows featuring insulated glazing.
• The gas-fired heating units, utilizing condensing technology, date from 2013 and 2000.
• The house’s electrical system has been renewed and is equipped with residual-current circuit breakers.
• A fiber optic connection is available.
Macro Location:
Quelkhorn is located right next to Fischerhude in the town of Ottersberg, which has over 13,000 inhabitants.
The municipality of Ottersberg comprises the villages of Ottersberg, Fischerhude, Quelkhorn, Otterstedt, Posthausen, and others.
The area exudes a rural atmosphere, interwoven by numerous watercourses of the Wümme, and in the southern part, near the current village of Posthausen, a moorland extends.
With diverse opportunities for local recreation—especially via an extensive network of hiking and cycling trails—and excellent connectivity to the regional transport network through the A1 motorway junctions as well as the Ottersberg train station on the Bremen-Hamburg railway line, the town of Ottersberg is an attractive residential location on the outskirts of Bremen.
Micro Location:

Everyday amenities can be found in Quelkhorn itself (within a 2 km radius):
Primary school, kindergarten, sports field offering various activities, bakery, café, pizza delivery service, the Bergwerk (event venue) or the Parzivalhof (social institution) with its farm shops.
A bus stop is within a 5-minute walk. The bus takes you to the surrounding villages or to the Ottersberg train station, where the Bremen-Hamburg route operates.
Alternatively, you can walk directly from your home through the fields to the forest edge to enjoy nature. An extended stroll to Fischerhude, including a crossing of the Wümme away from the country roads, is also an option.

The building is divided into two residential units—ground floor and attic. The units were rented out for over 10 years and have been renovated in advance. The tenants in the attic have already moved out, and the tenant on the ground floor will return the apartment to us at the beginning of 2027, so that the house can be handed over to you vacant. Each residential unit is equipped with a gas heating system that provides hot water, installed in the heating room (a large storage area to the left of the main entrance). Combining the heating systems should be possible with a minor intervention. In the event of replacing the heat generator, all the connecting lines are already located in the same room. There are also separate electricity meters, which can be used depending on the needs or combined into a single meter.
Combining the units is possible without major measures; all that is required is to reactivate the door in the wall that divides the hallway. Currently, this door is blocked by a large built-in wardrobe. Alternatively, the wall that was later built in the hallway could potentially be removed, but this should be checked in advance by a structural engineer.
