Plot for sale • 160 m² without real estateRathausplatz 3, , Baden-Württemberg

The offer includes the barn for conversion along with an approximately 170‑square‑meter plot. It also comes with preliminary planning for development. A site inspection has been carried out by the building authority, so a conversion is possible.

In discussions, there is the possibility of creating 2–3 apartments, a cellar as well as dormer windows, an east‑facing terrace, a shared staircase with the existing building, and parking spaces.

Located right in the center of Scharnhausen at the town hall square, you’re practically one minute from the bus and can do your shopping on foot. The garden is a paradise in itself.

After changing the barn’s use (confirmed by the building office) to residential space, a core renovation can be carried out, and with a sketch plan, conversion approval can be obtained.

The conversion can yield a good profit upon completion, roughly bringing in at least twice the investment as profit, and after the renovation, it can be rented out as an investment property.
