Flat to rent 2 bedroom • 73 m² without real estate, North Rhine-Westphalia
, North Rhine-WestphaliaThe well-kept and solid building from 1968 consists in total of only three residential units. The high-quality and completely renovated daylight bathroom with ceiling spotlights features both a bathtub and a shower cabin. Additionally, a niche has been created in the bathroom to accommodate a washing machine and a clothes dryer. A washbasin cabinet with drawers is available. The apartment is very bright and designed in a modern style. The south-facing, covered balcony can be accessed from both the open-plan living room and the bedroom. The living room, hallway, and kitchen are tiled with light-colored tiles. In the bedroom, genuine hardwood flooring (Black Cherry) has been installed. All windows of the apartment have at least double glazing – or even triple glazing depending on the size of the window – and, with the exception of the bathroom, are equipped with electric roller shutters. On the balcony, there is a storage room of approximately 1.55 m² with clotheslines. This storage room can be closed off with a roller shutter, thereby separating it spatially from the remaining balcony area (approx. 3.50 m²). As part of the refurbishment, the kitchen has been fitted with a new fitted kitchen. This is equipped with a ceramic cooktop, an extractor hood, an oven, a microwave, and a dishwasher. However, for hygienic reasons, a built-in refrigerator was omitted. Also as part of the refurbishment, the electrical wiring in the kitchen, bathroom, and hallway—including the sub-distribution with RCBOs—has been renewed. Special care has been taken to ensure that there is more than sufficient provision of satellite and additional broadband cable outlets. Furthermore, as part of the refurbishment, the apartment has been completely equipped with new radiators. The apartment comes with a small parking space, but there are no separate basement rooms.
The apartment is located in a purely residential development in the Recklinghausen-Süd district. The residential area is predominantly characterized by single-family and multi-family houses and is distinguished by a wide, asphalted street and broad sidewalks, which convey a sense of spaciousness. The front gardens of the adjacent houses and properties are mostly very well maintained.
Recklinghausen’s city center is about 4 km away and can be reached by car in 10 minutes.
All everyday shops can be found within walking distance on Bochumer Straße.
There is also good transport connectivity thanks to the nearby Recklinghausen and Herne motorway interchanges.

The walls of the apartment were freshly renovated as part of the 2022 refurbishment, that is, they were spackled, sanded, and painted. In the design of modern living spaces, the deliberate decision was made to do away with the use of wallpaper. Essentially, the apartment is already ready for occupancy, which means that the new tenant should, if possible—that is, depending on the anticipated duration of the tenancy—not apply wallpaper or repaint the walls in different shades, even though the tenant is generally legally entitled to do so. This is because, given the like-new condition of the apartment—which virtually corresponds to a new build—such work, particularly for a tenancy of fewer than 3 years, would be completely uneconomical. The costly work was carried out by professional craftsmen, so that any painting or papering work carried out independently by the tenant would in general deviate significantly from the quality standard desired by the landlord and should therefore, particularly in the case of an anticipated tenancy of less than 3 years, be avoided in the economic interest of both landlord and tenant.
