A unique place in Germany, the harbor village in Rheinsberg. It is pure relaxation to live here or spend your vacation here. Unfortunately, due to our advancing age, we must part with our house in this harbor village—a house whose creation we have witnessed from the very beginning. The house, like all houses in the harbor village, was built in the Scandinavian style as a low-energy house and is in well-maintained condition. It stands as an end-terrace house in a block of four along the private harbor, with its own boat dock, a supply column for water/electricity, and a boat mooring space for a vessel up to approximately 3.50 m x 10 m in size. The terrace is oriented to the southwest with a view of the harbor and the boat mooring area.

The living area of the house amounts to 84 m². On the ground floor, there is a living and dining area, kitchen, guest toilet, and storage room. A spiral staircase leads to the upper floor, where you will find the bedroom with floor-to-ceiling doors opening onto the balcony, a guest room/office, and a bathroom.

All windows and doors in the house are fitted with roller shutters and lockable handles. The Nordic-style furnishings complement the house, and the leather seating sets are nearly new. The heating is provided by local district heating from the on-site heating plant in the harbor village, which also supplies the hot water. Both the ground floor and the upper floor feature underfloor heating. A new tiled stove with a soapstone casing creates a cozy atmosphere. On the terrace facing the harbor, there is a seating group made of teak wood, and on the side terrace, a white wooden seating set. There is sun protection provided by two awnings. The fitted kitchen is fully equipped with a dishwasher, induction stove with oven, microwave/ventilation system, two refrigerators, and much more.

The outbuildings (see site plan) consist of a large shed for the winter storage of terrace furniture, lawnmower, bicycles, etc. Attached to this is a workshop shed and a frost-protected insulated storage shed. A carport is attached to the large shed, and an additional parking space is located on the street side in front of the carport and shed.

There is no backlog of renovations for the house and the outbuildings. The last exterior paint job was carried out this spring. The house has never been rented out—it has only been used by us and our family.

The distance to the town center of Rheinsberg is about 2 km. Here, there are several shopping opportunities in supermarkets, a drugstore, two pharmacies, doctors’ offices, postal outlets, and a gas station.

Rheinsberg is located in the northern part of the state of Brandenburg in the Ostprignitz-Ruppin district, accessible, for example, via the A24 through Neuruppin.

The harbor village is situated on Lake Rheinsberg. From here, one can navigate the adjoining lake district by boat, further north to the Mecklenburg small lakes district, all the way to Lake Müritz and the other large lakes up to the Elbe, or via the Havel toward Berlin and onward to the Oder.

In the harbor village, the harbor—which consists of a private harbor, guest harbor, and business harbor—is managed and operated by the company Boat-City (harbor master). There is a crane and slip facility, a boat service and boat rental, as well as a large boat hall for the winter storage of boats.

At the central entrance to the harbor village, there is a large hotel complex, currently operated by the SUNDAY hotel group, which also features an extensive wellness area.

The high-quality equipment present in the house will be left for the buyer.
