Flat for sale 2 bedroom • 63 m² without real estateAm Schiessrain, , Baden-Württemberg

This charming, bright 2-room apartment offers a well-thought-out layout over approximately 63 square meters of living space on the first upper floor. The high-quality finishes impress with their upscale appeal (tiles, parquet flooring, wall and ceiling plaster). The apartment was completely renovated in 2013 (new bathroom with shower and window as well as new electrical, TV, and internet wiring). A covered south/west-facing balcony invites you to relax, and an associated cellar in the basement provides practical storage space. A parking space is located directly in front of the house and is included in the purchase price.

The apartment is situated in the heart of Staufen's “Fauststadt” in a quiet yet central location, right next to the forest edge and a scenic stream path. This ideal location offers good access to local infrastructure and meets everyday needs. Shops, restaurants, and the new Faust Forum (cultural forum) can be reached in about a 5-minute walk, and public transport (bus and train) is also available within a few minutes on foot.

Due to the apartment’s central position within a multi-family building (a total of 6 residential units), the tenant benefits from low service charge settlements (heating). The apartment is an ideal investment or second home. Since the last renovation in 2013, the apartment has been rented to the same individual (a senior).

The central heating (oil) is expected to be replaced in 2027, at which point it will be connected to the district heating network (combined heat and power plant).
