House for sale 4+1 • 75 m² without real estateBayreuth Bayreuth Bayern 95447
Bayreuth Bayreuth Bayern 95447Parking • GarageIt is a house – a beautiful house – with its own plot of land – not a hereditary building right!
I grew up in this house. And I always felt very comfortable there.
Now it's time to sell it. That’s why I don’t want to describe it with the usual grand words of a real estate advertisement, but rather simply tell what I like about this house – and also frankly say what a future owner should know.
The house offers enough space for a family with two children. In front of the house there is a parking space – very practical for loading and unloading – and additionally a garage with another parking space in front of it.
When you enter the house, the kitchen is to the left. It has a practical serving hatch to the living/dining room. If you prefer an open space, you could remove the wall. Our neighbors did that – it really looks good.
Straight ahead through the nicely tiled hallway you reach the living/dining room. There you find a beautiful solid wood parquet floor. The room is very bright thanks to the wide window front with a door leading to the terrace. The terrace is partly covered and also has an awning. From here you look west over the garden – and from noon on the sun shines.
On the first floor are the master bedroom with a lovely covered balcony overlooking the garden, another room – my former childhood room – and the bathroom.
The bathroom was renovated not long ago. My father did that – and it turned out nicely. It has a level shower and is modern enough, in my opinion, to simply be left as is.
Up the stairs you continue to the attic. It is completely fitted out and usable as living space. However, due to the window being too small, it does not count as official living area.
I have always found the room to be bright and spacious nevertheless. The side knee walls offer plenty of storage space, and there is also a small additional room. This is especially practical for a family – because you can never have enough storage space.
Of course, there is also a basement. There you will find the laundry room and plenty of room for anything you don’t need all the time. Even under the terrace there is an additional large basement room – ideal for garden tools and much more.
There is even a small room, separated from the laundry room, with a shower – very practical for rinsing off dirty children before they run back through the living room.
Why do I still like to sell the house?
What more is there to say?
It is a house – a beautiful house.
Not a new build, not a perfect glossy property and certainly not a house for someone who doesn’t want to change anything at all.
But a house with space, a large garden, a garage, a terrace and a balcony. A house that has served as a home for many years.
Above all, it is a house with which I have personal memories.
I grew up here and was happy here.
And that’s why I would be happy if someone buys it who sees not only square meters and energy ratings, but also recognizes the potential of this house – and who, at some point, lives in it as happily as I did.
A special feature in the Birken district:
The house stands on its own plot of land – not under a hereditary building right. My father bought the plot at the time. He did well. This is not self-evident in this area and, in my view, an important advantage compared to many comparable houses in the immediate vicinity.
And then there is the garden.
It is quite large. As children, we could play there wonderfully. Today there is a large apple tree and flower beds where you can grow vegetables or plant flowers. We had all that – it was always very nice.
Another special feature is that there are no high fences or hedges between the plots. This makes the garden appear even larger and freer. There is, of course, a small garden shed for the lawn mower and garden tools.
For me, the location is a dream.
I have loved the proximity to Röhrensee and the Student Forest since I was a child.
By bike it’s perhaps two minutes to the kiosk by the lake: get some ice cream, sit by the water a bit and then ride through the Student Forest – simply delightful.
Also, quite a bit has happened around the Röhrensee. What used to be a rather bourgeois Röhrensee inn has become a really nice meeting point. Today there is the burger restaurant Hanskaschber with a cocktail bar and a city beach hosting great events.
In the other direction, the university campus is just around the corner.
And yet you live quietly here on the outskirts of the city. You can quickly reach the city center – by car, by bike, on foot, or by bus. At the same time, you have Röhrensee, the Student Forest, and lots of green practically at your doorstep.
It is hardly possible to live any closer to nature and the city simultaneously in Bayreuth.
And now, “let’s get down to brass tacks”:
The house was built in 1960. Some things have been modernized over the years, other things still have the "charm" of the 60s. But it is habitable – it has electricity, hot water, and heating.
If you are looking for a completely refurbished house with perfect insulation, modern building services, and low energy consumption, you won’t find that here.
On the other hand, if you are looking for a house that you can move into promptly and then gradually adapt according to your own ideas, you have an interesting foundation here.
A few new floors and a fresh coat of paint would certainly do the house good. Also, the heating and building services do not meet today’s new-build standards. That’s something you should know.
In the past, the house was heated with coal – I can even remember that. Later, night storage heaters were added. The original heating system is still present. During the recent inspection of the heating systems, the responsible chimney sweep confirmed to me that it may continue to be operated as an emergency heating system. A conversion would also be possible. Then you could even heat the house with it.
This means: Whoever wants to turn the house into a modern and particularly energy-efficient home will certainly have to invest.
But you don’t have to do everything on the first day.
You can move in, live there, and gradually make the house your own.
