Nursing property with long-term lease contract – commission-free directly from the owner

For sale is nursing apartment no. 46 in the Life and Health Centre “Haus Philia”. The purchase price amounts to €154,300. The current annual lease is €7,411.53, which results in a gross yield of approximately 4.80% relative to the purchase price.

The lease agreement with WH Care Uelzen GmbH is fixed until October 31, 2036. Thereafter, the operator can extend the contract initially by 5 years under the agreed options and subsequently by another 4.5 years. The lease is contractually indexed and is owed independently of the occupancy of the individual apartment.

The ongoing, non-allocable owner costs including the contribution to the maintenance reserve currently amount to €511.24 annually, or €42.60 monthly. After deducting these costs, an amount of €6,900.29 per year remains. This corresponds to around 4.47% of the purchase price, before acquisition costs, any additional expenses, financing, and taxes.

The contract also provides for a letter of comfort and a preferred occupancy right for the owner or close relatives within the operator network.

Uelzen – a Hanseatic city between a metropolis and the heath

The Life and Health Centre “Haus Philia” is located in the Oldenstadt district of Uelzen in a quiet and green setting. The nearby Oldenstädter See and the side canal of the Elbe offer attractive opportunities for local recreation.

The Hanseatic city of Uelzen is located in the Lüneburg Heath and is also part of the Hamburg metropolitan region. Its location between Hamburg, Lüneburg, and Hanover combines nature-friendly living with good regional and supra-regional accessibility.
