The 2-room apartment can be taken over on December 1, 2026, or at the latest on January 1, 2027.

The apartment consists of 2 rooms, a kitchen, hallway, bathroom, storage room, and balcony. A conversion into a 3-room apartment is not possible. For this reason, the apartment is only suitable for a household of 1 or 2 persons.

Please note in advance the monthly costs of the apartment, as moving is expensive:

Cold rent: 585.00 euros

Service charge (flat rate) for 1 person: 100.00 euros (130.00 euros for 2 persons)

Advance on heating costs: 60.00 euros

This results in a warm rent of 745.00 euros for 1 person (775.00 euros for 2 persons). In addition, there is the household electricity, which the tenant settles directly with the municipal utilities/provider.

The 100 euros service charge is calculated for 1 person. Should a second person move in, the advance on service charges increases by 30 euros per month to 130 euros. In this well-insulated property, most tenants in the building managed with 60 euros for heating costs per month; however, this is only an advance payment, which is settled annually.

Before the rental term begins, a deposit of 1,755.00 euros is to be provided.

The landlord will check prospective tenants based on their creditworthiness! If you have negative entries in the Schufa or have given a statutory declaration (disclosure oath), please refrain from scheduling an appointment, as this will not result in a rental contract.

The landlord is looking for financially solvent, German-speaking tenants who can pay the rent from their own means. Based on various experiences, the landlord does not want to rent to persons who are dependent on approval from the Jobcenter, especially since the rent is well above the maximum rate set by the Solingen Jobcenter for 1 or 2 persons.

Wupperstraße 54 is only 500 meters from Solingen’s pedestrian zone and just 60 meters from Korkenziehertraße. Ideal for tenants without their own car. If you do have a car, a parking space in the courtyard is available for an additional 35 euros per month upon request. A garage is not available.

If desired, a nearly new fitted kitchen can be taken over from the previous tenants. The kitchen is supposed to cost 1,000 euros.
