At our construction projects, it is not a commercial marketing; rather, it is an association for care- and senior-friendly living that predominantly builds smaller, affordable residential complexes for seniors in the Lübecker Bucht area.

In most cases, our members find that their current house with its land has become far too large, as their children have moved out, and they do not wish to spend the final phase of their lives managing the property. They simply want to enjoy their retirement.

For this purpose, project-specific developer communities are established, composed of association members working toward creating a suitable retirement residence.

I, Detlef Wölfel, am myself a founding member and a retired architect, and I have designed these projects so that every detail fully complies with the building regulations and the latest energy-efficient standards such as:

- Photovoltaics,

- Battery storage,

- Heat pump,

- Underfloor heating.

As a result, the consumption costs will remain at a very low level, which will be substantiated by the yet-to-be-prepared energy certificate.

The determined construction costs include all of the following expenses, such as:

- Architecture and construction management,

- Demolition of the existing building and backfilling,

- Removal of trees and shrubbery,

- Civil engineering for supply and disposal lines,

- Access roads and parking spaces,

- Turnkey construction of the above-ground structure for house building including elevator and ramp,

- Land share,

- Real estate transfer tax, notarization, surveying, and fees.

Thus, the ancillary costs shown on the real estate portals can be completely disregarded and do not need to be added.

Due to the various sizes and locations of the apartments, whether as terrace apartments with a garden, medium-sized residential units, or penthouse apartments, the construction costs range between €380,000 and €550,000.

I personally will handle the execution and project management of the entire construction project up to the handover of the keys.

At present, we are in the building permit phase for two construction projects, one in Großenbrode and the other in Neustadt-Pelzerhaken.
