Flat for sale 3+1 • 70 m² without real estateSüllbergring, , Lower Saxony
Süllbergring, , Lower SaxonyIn Springe, the private housing cooperative Zur Schille eG is constructing three modern, tasteful multi-family houses that will feature a total of 50 beautiful, barrier-friendly new apartments with two to four rooms and living areas of approximately 48–103 m². The buildings are being built energy-efficiently and sustainably (KfW EH-40 with QNG-PLUS certificate), and each roof will have its own photovoltaic system. The entrances open onto a large communal square to encourage interactions, while a centrally located community center further promotes a sense of togetherness within the private housing cooperative. This blend of rental and ownership creates high-quality, affordable housing (we are happy to explain the details in person and on our website).
The apartment on offer is located in Building B, which is oriented with its long side roughly toward the south. This ensures plenty of light in the apartments, brightening the mood as well. With its clear layout, the apartment adapts to every atmosphere – whether you need quiet and a retreat or wish to dine together or socialize in the spacious, open-plan kitchen.
During the day, natural light floods the apartments through the floor-to-ceiling windows, keeping them continuously bright and welcoming. A storage room, a dressing room, and a barrier-free shower room complete the comfortable living space of about 73 square meters.
The icing on the cake is the large terrace on the intermediate floor, which wraps around the corner of the building and provides ample space for quiet moments after work, working or dining outdoors, or spending quality time with neighbors or friends.
In the stairwell, there are storage rooms for each floor, while the ground floor accommodates a utility room and the technical equipment for the photovoltaic system. There are also plenty of parking spaces available for both cars and bicycles.
With the purchase price, you acquire shares in a private housing cooperative as well as the right to use the apartment. In addition, all members pay a fair monthly usage fee comparable to rent; this fee remains stable over the long term.
Construction is expected to begin at the end of 2026, with occupancy anticipated in 2027. Further details can be discussed personally.
Southwest of the state capital Hannover lies the charming, livable half-timbered town of Springe, with around 30,000 residents in its catchment area and a suburban character. The northeastern district of Bennigsen, with about 4,300 inhabitants, stands out due to its peaceful atmosphere on the southern slope of the Süllberg and offers many opportunities to shape a long-term future with a high quality of life.
The advantages:
TRAFFIC CONNECTIONS IN THE HANNOVER – HAMELN – HILDESHEIM TRIANGLE
Professionals and commuters appreciate the excellent transport connections to the state capital Hannover (22 km), whether by car or S-Bahn. Roads B217, A4, and A2 are 10 to 20 minutes away by car. The international airport can be reached in under an hour by car. The S-Bahn station is only a few minutes’ walk away – potentially making a second car unnecessary.
EVERYTHING YOU NEED FOR A GOOD LIFE
In Springe and Bennigsen, everything is well organized: essential infrastructure such as two supermarkets within walking distance, a gas station, a pharmacy, doctors’ offices, an outdoor swimming pool, restaurants and cafés, a sports hall, and various clubs are all available within a 15-minute radius. The needs of young families are also met: several day-care centers and schools, as well as recreational options, ensure that children grow up in a stable environment conducive to their development.
NATURE IS CLOSE AT HAND FOR AN ACTIVE LIFESTYLE
In the historic landscape of the Calenberg Country and at the Deister Gate, the old Hannover aristocracy once found its leisure. Today, life is just as pleasant here – the diverse scenery of Lower Saxony’s hilly and upland regions as well as the North German plain presents countless opportunities to relax or get active. Whether hiking, cycling, or engaging in other sports in nature, attending cultural events such as music festivals, or visiting a manor house, active leisure is a breeze here!
When planning and constructing, great care is taken to ensure healthy building methods and avoid the use of environmentally or health-damaging substances or materials. At the start of the construction phase, a selection process allows you to choose essential elements—such as floor coverings—from presented models that suit your taste.
But what is truly special are the intrinsic values and benefits of a private housing cooperative.
Living in a private housing cooperative offers the security of home ownership combined with the flexibility of renting. As a member, you acquire a permanent right of use for an individual, contemporary apartment, where you choose to live within an established community.
THE ADVANTAGES OF A PRIVATE HOUSING COOPERATIVE
–> Neighborhood – Lively and social interaction, mutual assistance, and trust
–> Security – A permanent right of use for an individual apartment, protection against termination due to owner-occupation
–> Participation – Community-based decision-making in the neighborhood with individual freedom in designing your apartment
–> Affordability – The cooperative does not aim to make a profit, there is no “landlord arbitrariness”, and the housing is socially subsidized
