350 Years of History. Reimagined.

The Buchmühle is located in the center of Bergisch Gladbach, right by the Strunde stream, just a few minutes’ walk from the town hall. The listed half-timbered building from the 17th/18th century, together with the brick extension from 1840 and modern glass and loft elements, forms an architecturally appealing ensemble. Parts of the timber framework have been dendrochronologically dated to an age of around 350 years – originally, it was a fruit mill that already belonged to the Gladbach estate in the 18th century.

After more than 33 years as a creative labor of love, the owners – architects specializing in listed buildings and half-timbered structures – are ready to hand over the Buchmühle to new owners.

Purchased in 1993 and completely renovated, it served as the showroom for “bauoffice”, a collaboration of engineers and craftsmen, from 2012 to 2022, and was completely modernized and expanded into an exclusive venue with café, event and conference rooms from 2018 to 2022.

Rooms with Character.

• Kitchen Garden & Garden Salon – 114 m² of indoor and outdoor space, connected by a glass folding door, with a summer terrace and BBQ station; accommodates up to 80 people

• Event Café Buchmühle – 45 m² on two levels, 400-year-old beams meet modern architecture, Rhenish slate floors, open bar

• Experience Room – a loft-style space spread over two levels (102 m²) with a designer fitted kitchen, a blue glass bridge, and exposed timber framework structures; space for up to 50 people as a conference, presentation, or event room

• Small Salon – 58 m² separate room on the upper floor with straw clay walls and oiled wood parquet, for 2 to 20 people

• Attic Under the Roof – 56 m² of light-filled loft space with a meeting table for up to 12 people

In total, approximately 375 m² of usable space across 18 rooms.

Plot area: 388 m².

Outdoor Area with a Special Ambiance.

• Summer terrace 100 m² (covered with a large umbrella/light-heating system)

Local Location:

The free-standing half-timbered ensemble is located in the center of Bergisch Gladbach, 200 m from the town hall square, next to the Laurentius Church with public parking.

To the north of the building, in addition to private gardens, there is a newly designed public park with high recreational value. An openly laid out stream with seating and experience areas, a children’s playground, a boules court, and an adjacent listed rose garden with a fountain invite you to linger. Across from the Buchmühle, the adult education center operates its programs, with subsequent retail up to the main street, which has been developed into a pedestrian zone.

On the northwest side, the Buchmühle is connected to Laurentius Street, which is being redesigned and expanded in 2025/2026. With more space for pedestrians including rest areas and green spaces, as well as an emphasis on cycling, this connection has also become attractive.

To the east of the adult education center is a vacant plot planned for the construction of residential and commercial buildings. There are plans for an age-appropriate, multi-generational building with a café and library (see colored location plan).

The Buchmühle is located 200 m from Konrad-Adenauer-Platz (Town Hall Square). Here, the upper and lower pedestrian zones of the main street meet in one central, large square with a fountain and historic buildings framing it. The town hall, the Laurentius Church, the Kulturhaus Bergische Löwe, the city museum Villa Zanders, and Gründerzeit buildings form the backdrop for regular major events such as fairs, trade shows, city festivals, running events, Christmas markets, as well as the popular weekly market twice a week. Shops of all kinds, banks, cafés, snack bars, and restaurants are represented here.

With an estimated population of around 114,000 at the end of 2025, Bergisch Gladbach continues to grow steadily into a large city. It is located 15 km from Cologne.

By S-Bahn, the journey to Cologne takes 20 minutes. The expansion of a second track is in planning. The bus station is located right next to the S-Bahn terminus.

Bergisch Gladbach offers all types of schools as well as a large number of kindergartens and day care centers.

Location of the Plot:

The plot is accessible from all sides. On the northwest side of the building, there is an access leading to 5 parking spaces.

The public traffic area around the building was completely renewed and redesigned as part of the Regionale 2010 project. In doing so, the architecturally significant, listed building was taken into account in the design of the townscape.

It is a free-standing building at a prominent urban location.

The plot is flat and its relation to neighboring properties is unremarkable.

Along the northeast side of the plot, there is an easement for pedestrians.

The boundary conditions are regulated.

The development complies with building code regulations. A building permit and a change of use from 1993 as well as from 2020 exist.

A detailed, informative construction description including fixtures and technical equipment can be found in the enclosed PDF document.

A comprehensive description of the Buchmühle with its rooms and usage possibilities is available on the Buchmühle website (Google search “Buchmühle Bergisch Gladbach”).

Construction Description of the Materials Used and Their Strengths:

The foundations consist of rubble stone/brick masonry/concrete.

The load-bearing external walls are made of brick, approximately 50 cm thick. In the brick masonry area, a horizontal barrier with paraffin was installed in 1994.

Most of the half-timbered exterior walls have been rendered and equipped with interior, vapor-permeable insulation. The extension consists of a glass-wood structure with a grass roof in a shed style.

The partition walls are mostly half-timbered, otherwise masonry or drywall. The basement ceiling of the crawl space in today’s café area is a masonry vault.

The floor ceilings are plastered wooden ceilings, partly Cologne ceilings (stucco). A roof structure over the southwest wing was newly built in 1994. It features full beam insulation of 20 cm in cellulose. The roof structure over the southeast wing is doubled and also has full beam insulation. The roofs are completely developed and provide additional lighting through long skylights and roof windows. The roof tiles are hollow clay tiles (in keeping with heritage guidelines).

Three chimneys run through the roof and are clad in natural slate. The historic main staircase is made of wood, while the two connecting stairs within the units are modern steel staircases. The staircase in the experience room leads to a steel-glass bridge connecting two galleries. The flooring on the ground floor is made of natural slate and wood planks. The upper and attic floors also feature oak/ash. The interior doors are wooden, including 4 fire-rated doors, some with glass inserts. One T30 door is made of steel. The windows are heritage-appropriate wooden mullioned windows made of oak on the ground floor with shutters. The windows in the extension are insulated glazing. On the north side, there are two folding door systems that can be opened across the entire front.

A Place with History.

The Buchmühle is one of the oldest buildings in Bergisch Gladbach. As part of a former estate, it took early advantage of the Strunde’s water power – initially as a fruit mill, later as a flax mill for processing flax.

It was first documented in 1699. Over the course of its history, it has served, among other things, as a mill, inn, butcher shop, residence, and music school.

After the music school moved out, architects Lisa Wendling and Oliver Weirich acquired the building and renovated it extensively in close cooperation with the state conservator.

Since 2015, the Buchmühle has been operated by Dieter Bille and Lisa Wendling as a wedding venue, café, seminar center, and cultural site.

Today, the building ensemble consists of three harmoniously connected structures:

• a historic half-timbered house from the 18th century,

• a brick building from around 1840, and

• a modern wood-glass extension with a green roof from 1994.

The Buchmühle is a landmark that shapes the cityscape and an important part of Bergisch Gladbach’s history.

An accompanying PDF document shows the conservation certificate.

The Buchmühle building ensemble is one of the oldest in the city of Bergisch Gladbach and is listed. Since 1993 it has been owned by an architect specialized in the renovation of half-timbered houses and historic monuments. Through numerous renovations over the past 30 years, the building has been maintained in accordance with heritage guidelines, modernized, and furnished to a high standard in all rooms.

With the implementation of the Regionale 2010 measures, the Buchmühle was integrated into an overall urban development concept in 2013. The unveiling of the Strunde stream in the adjacent park and the redevelopment of the pedestrian zone up to the historic building demonstrate the high recreational value and the close connection to the central town hall square with the registry office. The redesign of Laurentius Street—with expanded bicycle paths and an enhanced pedestrian area—also makes the Buchmühle’s northwestern connection attractive for additional shops and gastronomy.
