In a comprehensively modernized apartment in the basement, we are renting three furnished rooms in first occupancy. Each room is rented individually with its own rental contract. The shared flat comprises four rooms—the fourth is already taken. Move-in is available from November 1, 2026.

Available are:

• Room 1.5 with 12.56 m², accessible via the combined kitchen

• Room 1.6 with 10.25 m², accessible from the hallway

• Room 1.8 with 12.56 m², accessible via the communal room

Shared facilities include the 28 m² combined kitchen with a new fitted kitchen, a communal room with a sofa, the bathroom with a window, and the hallway.

The rent is a flat rate of 620 € per room. This includes utilities, heating, electricity, internet, and furnishings, as well as garden use.

The building is located in the Lilienthal Settlement in Lichterfelde Süd, a quiet residential area in the Steglitz-Zehlendorf district. The streets are characterized by single-family and multi-family homes with gardens. Lilienthalpark with the Fliegeberg is approximately 300 m away.

You can reach the primary school at Karpfenteich in 7 minutes on foot and two daycare centers in 7 and 11 minutes respectively. The bus stops at Stanzer Zeile and Schütte-Lanz-Straße are each about 600 m away, where bus lines M11, X11, 112, and 284 operate. Line 284, among others, goes to the Lichterfelde Süd S-Bahn station and the Steglitz town hall. A supermarket, bakery, pharmacy, general practitioner, and post office are conveniently clustered within just over one kilometer. The nearest S-Bahn station is about 2 km away and easily reachable by bus or bike.

The apartment is located in the basement, and all rooms have windows. The rental contracts are indefinite, and the deposit is 1,150 € per room.

The shared flat is a non-smoking community. Pets such as dogs and cats are not permitted.

The apartment is currently being finished; the pictures are renderings of the planned furnishings. Photos will follow. Viewings will be conducted as group appointments on site, tentatively starting from mid-October. We will provide the house number in the invitation.

Energy performance certificate: final energy consumption 152 kWh/(m²·a), main energy source natural gas, year of construction according to the certificate is 1995, energy efficiency class E.
