The house features a thermally insulated outer facade, and the attic spaces are also fully insulated. The apartment has modern plastic windows with double glazing, with the windows facing the street equipped with soundproof glass. The main entrance door system, including the intercom systems in every apartment, has also been renewed in the meantime. It is a well-maintained eight-family residential building where only one- and two-person households reside, making it a very quiet building. In the basement, there are drying rooms and a room designated for the tenant’s own washing machine. Each apartment comes with its own private storage cellar. The modern gas central heating also supplies hot water, which is recorded by separate hot water meters so that everyone only pays for what they consume. Energy guzzlers such as instantaneous water heaters or under-sink storage tanks are not used, as the hot water is already included in the heating costs.

Behind the building, there is a small garden that can be accessed through a door from the building’s courtyard; it is jointly used by the residents of this building and the neighboring building at Moltkestraße 3. This garden is enclosed by a wall and is accessible and usable only by the residents of both buildings. It is quiet, green, and yet completely central.

The house at Rathausplatz 28 is located at the corner of Moltkestraße, directly opposite the tax office and diagonally across from the former post office in Hattingen. This is where the pedestrian zone of Moltkestraße begins, from which all shops in the center of Hattingen can be reached quickly on foot. In a 10-minute walk, you can also reach the S-Bahn stop (for the line to Essen) and the bus station at Reschop, which offers bus and tram connections to Bochum and the surrounding towns.

The bathroom was completely modernized some time ago and renewed in every aspect. It features a window, a bathtub, a separate shower, a toilet, and a washbasin. The sanitary fixtures are in white, with wall tiles showing light marble effects and an encircling blue tile strip. The bathroom is therefore equipped with modern tiles, fittings, and natural daylight.

The apartment has now been fundamentally renovated before new occupancy. The tile flooring in the kitchen and hallway, the wall tiling in the kitchen, all electrical wiring including light switches and sockets, and a new sub-distribution board throughout the apartment have been renewed, so that there are now sufficient sockets in every corner. The interior doors as well as the final apartment doors have been replaced. The painting work (new wallpapering in coarse textured wallpaper with opaque white binder paint coats and fresh lacquers) was completely redone by a professional painting company before move-in, so that all painting work is delivered entirely new and freshly executed. The floor coverings in the living and bedroom areas are for the tenant to install according to their own taste, as they do not belong to the apartment. The subfloors have been completely skimmed by professional floor layers, providing a smooth, installable base.

Opposite the bathroom is a separate kitchen that can be arranged on both sides or in a U-shape, while in front lies the large living room with deep-set window installations, providing ample space for both the living and dining areas. The bedroom, which has access to the balcony, is reachable from the living room. The balcony is oriented toward the garden side with the bedroom and receives sunlight in the morning until noon (with an east-south exposure) and offers views of the adjacent gardens. Thanks to the many windows in every room, the apartment is light, very cozy, and features many extended spaces.

The apartment is not suitable for shared living. Dog ownership is not desired in the building.

It is located on the edge of the pedestrian zone—in a city-center location from which everything can be quickly reached on foot.
