I am offering my 2-room condominium in Bremen Rönnebeck for sale. The apartment is part of a three-unit building, has approximately 60 m² of living space, and impresses with its efficient layout, a large living/dining area, a spacious bathroom with both a shower and a bathtub, as well as the exclusive right to use a large terrace that is completely fenced and private, with access to the carport.

I purchased this apartment about 4 years ago myself. Unfortunately, my workplace has now relocated to Bremerhaven and, in the long run, the commute is just too far. Therefore, I am now offering you this condominium.

This building was constructed in 1957 and was subdivided in 1980 in accordance with the condominium act (WEG), at which time an extension was added. This extension now forms the rear part of the apartment with the bathroom and bedroom. Due to its more recent construction and the updated heating system, it is likely that the actual energy efficiency rating of this apartment is somewhat better than the one determined for the entire building in 2018. You are welcome to review the recent gas bills during a viewing.

The condominium association manages itself; unfortunately, the professional management terminated the management contract at the end of 2024 due to staffing issues.

The current monthly service charge (Hausgeld) is €145, which includes €55 for the maintenance reserve for the common property. The remaining €90 covers building insurance, bank fees, minor maintenance measures, and the costs for fresh water/sewage. The building only has one water meter, so water is billed on a per-person-day basis. The apartment itself comes with a WEA of 300/1000.

The apartment is centrally located in a quiet residential area in Bremen Rönnebeck. Bus stops or the Turnerstraße train station can be reached on foot quickly. The Weser River is only about 400 meters away as the crow flies and invites you for a stroll.

An older fitted kitchen is available and is intended to remain; however, the electrical appliances are of more recent manufacture. The refrigerator is about 4 years old, the stove/ceramic hob is 1 year old, and the dishwasher is also of recent date—although I no longer have the invoice for it since it was purchased second-hand.

There is a large combined living and dining area with access to the terrace and satellite TV.

A separate bedroom also has direct access to the terrace.

The spacious bathroom includes a shower cabin, bathtub, and a washing machine connection.

According to the declaration of division, exclusive usage rights exist for the associated terrace, a basement room, a carport, and a larger workshop in the courtyard.

Manual roller shutters are fitted on almost all windows, except for one bathroom window and the terrace door in the living room.

Hot water is provided by two instantaneous water heaters. The heating is supplied by an independent gas boiler from 2021 (according to the chimney sweep’s inspection protocol).
