At the edge of Untergermaringen, on the outskirts of town, I am renting out a semi-detached house with 174.7 m² of living space, spread over three levels. The house is well maintained throughout and is vacant — move-in is possible immediately.

The ground floor opens into an entrance hall with a cloakroom, from which an open staircase leads upstairs. Off this level are the kitchen with an adjacent scullery, the dining area with a fireplace stove, and the living room featuring 21.4 m², mosaic parquet flooring, and a door opening onto the terrace. A guest WC completes this level.

On the first floor, three rooms are arranged around a bright corridor — the largest room measures 21.4 m² and has its own access to the covered south-facing balcony. Additionally, there is a bathtub bathroom with a corner shower and daylight.

The second floor is a separate, fully-equipped living unit with a living area and kitchenette, a bedroom, and a shower bathroom, connected openly with the staircase. This space is ideal for guests, a home office, or older children who need a little privacy.

The basement is completely finished: a large room with a laundry area, a shower, and space for storage, alongside a second basement room and the boiler room.

Germaringen is located in the district of Ostallgäu, in the Wertachtal between Kaufbeuren and Bad Wörishofen; Untergermaringen is one of its constituent parts. The house is situated on the outskirts of the village, in a quiet setting with a view of greenery.

For families, the community is well equipped: kindergartens, a primary school, and a middle school with an M-track are in the village. Secondary schools and a grammar school can be reached in Kaufbeuren or Buchloe. Daily necessities are also covered on-site — shopping opportunities, doctors, and a gas station are available in Germaringen itself. Train stations are located in Kaufbeuren and Buchloe, both roughly the same distance away; via the B12, Kempten can be reached in a little over half an hour.

Allgäu is all around: meadows and forests begin immediately behind the village, and the lakes and mountains of Ostallgäu are just a short drive away.

Costs

The stated price is the net cold rent. In addition, there is a monthly advance payment for utilities of €215 (excluding heating oil and electricity), totaling €2,050 gross cold rent. The parking space in the double garage is included with the rental and costs an additional €80; this brings the total monthly cost to €2,130. Security deposit: €5,505.

Heating is provided by oil. The tenant must purchase the heating oil themselves and also arrange their own electricity contract — both are therefore not included in the utility costs.
