Please join us for our next appointment on September 27 at 11:00 AM. There will be no opportunity to view the apartment beforehand. We would like to get to know the potential tenants. The apartment is located in House 26 and has 55 m² on the upper floor. It is suitable for one or even two people.

ATTENTION: WE DO NOT HAVE AN ELEVATOR. The apartment can be reached via three exterior stairs.

The balconies on the bridge on the upper floor are designated for communal use with the community and serve as meeting areas.

The building is QNG certified and meets the highest ecological and energy standards. Each apartment has its own photovoltaic system with 4.5 kWp and its own photovoltaic storage with 5 kW for self-consumption. This reduces electricity usage by about 65%. Thanks to water-saving fixtures, water consumption is reduced by approximately 50%. Furthermore, showers with heat recovery use 65% less energy for hot water production. As a result, the additional costs are at an incredibly low level.

You should know that we do not allocate apartments in order. Rather, we are looking for people who want to practice communal living and enjoy exchange. Get to know us and you will quickly understand that we will have a lot of fun together.

Nevertheless, everyone has their own private retreat in their apartment. We are NOT a shared flat... (grin).

The residential project is located at the highest point in Waldems Bermbach and is unobstructed. You can reach Idstein and the A3 in 5 minutes, Bad Camberg in 10 minutes, Limburg in 25 minutes, and even Wiesbaden within half an hour. In town, there is a kindergarten; 3 minutes away in Heftrich is the primary school; there is a farm shop in town and in Esch a Nettomarkt. In Idstein you will find Lidl, Aldi, Edeka, Rewe, a charming downtown with almost everything—even a hospital and a college. Buses run every half hour, and there is also an hourly bus connection to Königstein.

The actual highlight of the apartment is the photovoltaic system, which every tenant gets to use free of charge. With the help of the self-produced electricity, you can save about 65% on your electricity costs. The apartments also feature decentralized ventilation with heat recovery and a smart switching system to save on energy costs. According to initial evaluations over a full year, you can expect an overall electricity consumption per square meter—including heating and hot water—of about 1 kWh per m² per month when heating and showering normally.

The bathroom is fully equipped, including lighting, a wash basin cabinet, sink, water-saving fixtures, and a shower.

The floors feature an innovative, biological linoleum design. The walls are not white but are painted in a very light, smooth tone. Skirting boards and doors are painted in the same tone.

The current tenant is only changing apartments and, for €9,700 (excluding installation), has installed a brand new IKEA kitchen with all electrical appliances. He would like to leave the kitchen to the next tenant for €6,500 negotiable.
