Flat to rent 3+1 • 73 m² without real estateObere Holdergasse 4, , Baden-Württemberg
Under the roof of an old town house in Marbach’s Holdergassen lies this 3-room apartment with about 73 m² of living space. Those who appreciate exposed beams, wooden ceilings, and views over red-tiled roofs will soon feel right at home.
At the heart of the apartment is the large, open-plan living and dining area. Dark wooden beams and a light wood ceiling give the room its character, while windows on several sides fill the space with daylight all day long. A sofa area, dining space, and, if needed, a work area comfortably coexist here. The fitted kitchen adjoins openly and is visually separated by beams and a tiled floor – you cook right in the midst of the action without the kitchen dominating the living space.
Down the corridor, you will find two additional rooms. The larger one, featuring a window and an additional roof window, is ideal as a bedroom, while the smaller one can be used as a child’s, guest, or office room – or vice versa, according to your needs. Both rooms offer views over the old town rooftops and into the greenery beyond.
The daylight bathroom is designed in a modern style: large-format tiles in a warm grey, a corner shower with a glass enclosure, a wide washbasin with a base cabinet, and a toilet. A separate, tiled storage room with a washing machine connection and its own roof window provides space for the washing machine, supplies, and household appliances.
Good to know: As with any attic apartment, some rooms feature sloping ceilings, and there is neither a balcony nor a parking space included. However, you enjoy bright, atmospheric living right in the heart of the historic old town – everything you need is within walking distance.
The apartment suits individuals and couples, including those working from home, as well as a small family.
The apartment is located on Obere Holdergasse, right in the historic old town of Marbach am Neckar. The three parallel Holdergassen were once home to vineyard keepers and farmers and today, with their small, closely built houses, are considered a special gem within the city walls.
For everyday errands, you can walk: The pedestrian zone in Marktstraße—redesigned in 2024 with bakeries, a pharmacy, a bookstore, specialty shops, and restaurants—is just a few steps away. The weekly market takes place there on Wednesday and Saturday mornings. Supermarkets, doctors, kindergartens, and schools up to the high school level are also available in the area.
Connectivity: Marbach is served by the S-Bahn line S4 (Backnang – Marbach – Ludwigsburg – Stuttgart). The station is about a ten-minute walk away; from there, you can travel directly to Ludwigsburg and reach Stuttgart’s main station in about half an hour. By car, you can quickly access Stuttgart and Heilbronn via the A81 (Pleidelsheim junction). Stuttgart is located roughly 20 km to the south.
Parking: The apartment does not include its own parking space. As is typical in historic old towns, parking in the alleys is limited; public parking can be found on the edge of the old town.
Leisure: Marbach is the birthplace of Friedrich Schiller – featuring Schiller’s birthplace in the old town along with the Schiller National Museum, the Museum of Modern Literature, and the German Literary Archive on Schillerhöhe. Below the old town, the Neckar river flows with its riverside and cycle paths, and the surrounding vineyards are also quickly accessible.
