This old Bremen city house, constructed in 1902 with its original facade, was extensively modernized in 2020. It is located on the main shopping street in the popular Bremen district (Vor dem Steintor 202/204).
It offers approximately 120 m² of living space in addition to the storefront and basement, resulting in a total area of over 200 m².
On the ground floor there is a commercial space (store) currently occupied by a kiosk. Behind the large sales area are two additional rooms and a kitchen. Through the sliding door on the left, you reach a WC as well as the staircase to the basement.
The basement consists of an entry hall, the boiler room, and two separate lockable rooms. The current rental agreement for the store stipulates that one room is designated for the landlord’s (owner’s) own use.
Adjacent to the store is the separate front door for the apartment. Here, after an approximately 2 m² hallway, the stairs lead directly up to the apartment. Previously, to the right of the front door there was direct access to the storefront, which was closed off with drywall (and could quite easily be reopened).
Immediately after the staircase, straight ahead is the access to the first-floor apartment, where an apartment door has been installed at an angle. Next to it is the hallway leading to the continuing staircase.
Inside the apartment, the kitchen is on the left, with a small room beforehand that houses the washing machine.
The living area originally comprised two rooms; in the first room a loft bed was installed.
I will refrain from further description here—feel free to inspect everything. I can share many details because I have been involved in all the renovations/modernizations over the past 25 years.
Overall, this house has been modernized repeatedly, is very well maintained, and retains many original elements such as the old wooden plank floor. A notable feature is, of course, the antique fireplace on the 1st floor.
During the renovation, a large room was created on each floor by removing partition walls, allowing sunlit spaces to create a pleasant room climate.
The house is available for occupancy; the first, second, and third floors are vacant, while the store is currently rented.
Viewing appointments are possible at any time.
I am available for any questions.
What you should also know:
The information regarding the square meters is approximate—it was taken from the previous owner and does not claim absolute accuracy.
Important:
Real estate agent inquiries are not welcome. Please understand that the house is being sold privately. Involving a broker is completely unnecessary, as it would save nearly €50,000 (7.14% of €679,000).
