Craftsman Wanted – Live-In Renovation!

I am looking for a reliable craftsman or a couple/family with handy skills who can comprehensively renovate a detached single-family house in 76703 Kraichtal-Menzingen and then move in.

The house:

• 7 rooms

• Approximately 120 m² of living space

• Large garden

• Spacious attic used as storage

• Detached single-family home

• Kitchen included

• Cold rent: €600

Your Advantage: All materials will be provided by me (up to an agreed amount per trade).

In return, as agreed, there will be a reduced cold rent of €600, a long-term lease, and no termination due to owner’s need.

The following work is to be carried out, among other tasks:

• Gutting as necessary, removing old carpets, wallpaper, etc.

• Removing the dilapidated brick walls in the attic.

• Cladding walls and ceilings with drywall, filling, wallpapering, and painting.

• Painting the exterior baseboards.

• Painting or repairing the timber framework as needed.

• Installing new floor coverings.

• Rebuilding parts of the upper floor with OSB panels (the existing floor is spongy in places).

• Replacing electrical outlets and switches.

• Replacing or refurbishing interior doors.

• Renovating the bathroom as far as desired.

• Painting the façade.

• Restoring the garden.

• Removing a small wooden roof behind the house,

• along with additional customary renovation work.

The water and electrical systems are in good condition and do not need to be replaced; however, the sockets and switches, which are partly surface-mounted, do need updating.

Currently, there is no heating installed – either electrical heating is used, or an alternative such as wood stoves or air conditioners with heating functions must be installed.

I am seeking reliable tenants with hands-on experience who wish to live long-term and enjoy transforming a house to suit their own vision.
