Since our children have permanently left Kaiserslautern, our single-family house with annex has become too large for us.

The residential building was expertly and very sturdily constructed in 1905 by the master mason Weißmann using frost-resistant, exceptionally durable sandstone. It is fully basemented, with the living area located on the raised ground floor, three bedrooms and a daylight bathroom in the added upper story.

The indoor climate is very pleasant thanks to the sandstone walls, which are plastered both inside and out.

During the addition of the upper floor, hollow concrete blocks (24 cm or 2x24 cm) were used. Due to the well-thought-out internal insulation of these upper walls, the insulated highest floor ceiling (insulated from both below and above), and the ground floor, which is covered with rubble, screed plates, and tiles, our house can be heated effectively. Further insulation measures are easily possible.

The new condensing gas boiler (from 2024) is hybrid-capable, and there is plenty of space for a heat pump or photovoltaics (on the newly re-covered roof of the annex). (Final energy consumption classification F).

The windows (PVC, double-glazed) have been renewed, and the roller shutter boxes have been insulated. Additionally, since the year 2000 the other trades (electrical, water, and sewage lines), the front, side, and interior doors, as well as the interior plaster and all ceilings and floors, have been renewed. The renovation work has been documented extensively with photographs.

The house offers privacy through the driveway and the annex (which protects one entire side of the house). Consequently, children’s noise or loud hobbies would not be a problem.

The annex provides space as a garage and is expandable. Currently, the upper area contains a pantry, space for drying laundry, exercise equipment, and plenty of storage.

In the basement, which is accessible at ground level from the organic garden, there is a hobby workshop, a second bathroom, and a party room that makes garden barbecues possible in every season.

The garden has been managed organically for more than 30 years. It offers an abundance of fruit (cherries, berries, apples, grapes, plums…). The shade-providing trees and flower beds are very well maintained.

Erfenbach has an elementary school. The connection to the center of Kaiserslautern via public transport is perfect for the schooling of older children.

The house can be handed over by arrangement and occupied immediately (without renovation work).

The Erfenbach district offers everything families need: two daycare centers, an elementary school, and very good public transport connections to the center of Kaiserslautern – ideal for commuters and couples with children. The center of Kaiserslautern is about 6 kilometers away. Otterbach, with supermarkets, a pharmacy, restaurants, etc., is located 2.5 kilometers away.
