We are selling our countryside house with a large property and outbuildings.

On over 5,200 m² of garden, right in the middle of the Schorfheide-Chorin Biosphere Reserve and nestled in the wonderful hilly landscape of the Uckermark, one thing predominates: tranquility. In the fields of the surrounding farms, sheep and cows graze, roe deer and red deer can be seen, and at night, nightingales and cuckoos can be heard in the trees.

The property is located at the end of a small village road, and on most days, you can count the passing cars on one hand. Two small pond lakes invite you to take a dip after about a ten-minute walk, and after roughly a ten-minute drive, you can paddle stand-up paddleboarding on the Oberuckersee.

When we first started here, we found a long-abandoned house and an overgrown garden. Since then, we have renewed and changed many things. Among other improvements, the roof was re-covered, the electrical system completely renewed, a new large sewage collection pit installed, and the water pipes to and inside the house replaced. We changed the floor plans, opened up walls, and had several new floor-to-ceiling windows installed, creating a bright, light-filled house. In the old henhouse, we also built a small sauna. Part of the work was carried out by professional companies, and part by our own efforts.

Much has also happened in the garden over the past years. We planted numerous shrubs, fruit trees and deciduous trees, buried flower bulbs, and pruned the old fruit trees on the property. On the front lawn, a large orchard with apricot, apple, pear, quince, and plum trees as well as currant, gooseberry, and raspberry bushes has evolved. The old walnut tree behind the house provides shade on hot summer days. Insects find plenty to eat among the numerous shrubs and in the herb bed.

We have not yet renovated or refurbished everything, and not all ideas for the garden have been realized either. But perhaps that is precisely the charm of taking over this house with its property: It offers many possibilities to continue developing it and to realize your own dream of country living.

The House:

You enter the house through a long hallway, at the end of which is the bathroom, renovated in the 1990s. This leads to an intermediary hallway from which you can access the stone cellar, the large open-plan living and dining area with a wood stove, and one of the bedrooms.

The second bedroom is entered from the living room through an old double door which – as we were told – is purportedly from the demolished manor house of the village.

A staircase from the intermediary hallway leads to the upper floor, which is still under development. The roof has been insulated and features a Velux skylight with an electric blind. A new wooden floor has already been installed. From the front window, you get a view over the landscape and the hills of the Uckermark toward the Oder valley.

The living area of the house is approximately 110 m² with five rooms.

The house is currently heated via the wood stove in the living room and electric heating in the bathroom.

The Outbuildings:

The outbuildings also offer a lot of room and possibilities. The property includes a garage, a barn, and the old henhouse, where the small sauna is located.

The house is situated in a small village in the Oberuckersee municipality, right in the middle of the Schorfheide-Chorin Biosphere Reserve. The property is very quiet, being the second-to-last house in the village before the fields. Shortly after, the public road ends.

Via the A11, the house is reachable from central Berlin in just over an hour, depending on traffic. Prenzlau and Schwedt are each about a 30-minute drive away.

Warnitz train station is just under 6 km away. From there, there are regional train connections toward both Berlin and Stralsund.

In Warnitz, there is a small country market, a kindergarten, and a school, and in Gramzow, among other things, a bakery, a hardware store, a pharmacy, and a larger supermarket. On Fridays, a farmers' market takes place in Stegelitz.

In the surrounding area, there are numerous lakes and recreational areas, such as Boitzenburg Castle, the Grumsin Forest, the Trellert fishing lakes, or Chorin Monastery. In the nearby towns, many events also take place – from the Melzow Summer Church to open-air cinemas and local cider festivals, as well as various village festivals.

In our village, there is a good LTE mobile connection available, so remote work is possible.

Thus, you can enjoy the tranquility, nature, and a nearly endless starry sky at night – while still meeting neighbors and taking advantage of the region's cultural life.

We are selling the house privately and describe the house and property to the best of our knowledge and based on our current level of understanding. In recent years, the house has been renovated and remodeled partly by professional companies and partly by our own efforts. The measurements, distances, and other details provided are approximate. No guarantee is given in this advertisement for specific attributes or the condition of the house. Any known peculiarities and defects are, of course, disclosed to interested parties.
