We are renting out privately a bright, quiet single apartment with an open-plan kitchen adjoining the living/sleeping area and a sunny balcony on the second floor of our well-maintained multi-family house. The house is located on a quiet side street in Paderborn, Schloß Neuhaus.

As the landlord family, we desire harmony among the residents and a mutual, friendly coexistence. Our special household harmony is to remain and continue with the new tenants.

We maintain good, often friendly contact with our tenants and are available by phone or WhatsApp to help promptly with any questions.

The apartment has a floor area of 33.25 m². Our energy certificate of Class A, dated 27.7.2022, confirms that the house has top values!

The light-filled living/sleeping area impresses with its large window featuring a door to the balcony. This beautiful apartment is very bright and ideal for one person to feel comfortable.

Along the kitchen wall there is a tiled mirror and the necessary connections, but no kitchen furniture.

The apartment features a bathroom with a shower and toilet, which includes a mirrored cabinet and a towel cupboard.

Our apartment was extensively renovated in mid-2023. The quiet laminate flooring was replaced, and all doors, radiators, walls, and ceilings were freshly painted.

Included with the rental is a private storage room in the basement, as well as a laundry and drying room used by all tenants in the building, and additionally a bicycle cellar.

We prefer long-term rentals and expect quiet, tidy tenants in permanent employment.

The rental is only for non-smokers. Pets are not desired.

Free parking spaces are available right at the house.

The additional costs are €80 and include a proportional share of the property tax, street cleaning, sewage and waste fees, building insurance, chimney sweep costs, common electricity, and caretaker fees.

In addition to the net cold rent of €398 and the additional costs, please also add your individual consumption costs for electricity of €40, for heating and hot/cold water (showers, washing machine, etc.) of €87, and your home insurance of €3. The service providers bill these costs with you directly.

Due to technical issues with Telekom, cable connection contracts for Internet, telephone, or TV must be concluded with Vodafone, as they are the telecommunications provider in the building.

We require a rental deposit of 3 net cold rents. A bank fee of €50 for opening the deposit account is to be paid by the tenant and is due together with the deposit as the first rent payment in advance.

For further processing toward receiving the apartment, we expect from you:

– a current 100% positive Schufa self-disclosure,

– salary statements for the last 3 months,

– and a copy of your ID card for our records.

Our building has 10 apartments, was built in 1983, and has been in family ownership for 35 years.

All residents are non-smokers, and there are no pets in the building.

The apartments are accessed via the bright and inviting staircase with extra-wide steps. There is no elevator.

The apartment is conveniently located for public transport and cars on a quiet side street, 250 meters from the center of Paderborn-Schloß Neuhaus.

The idyllic Schloß Park is within walking distance (7 minutes).

In 10 to 15 minutes, you can reach the countryside or the water.

A nearby forest is accessible in 7 minutes.

Lippesee is a worthwhile destination on a 30-minute walk, although you can also simply take the bus there.

Various doctors are reachable on foot within 5 to 10 minutes, a larger bus parking area in 7 minutes, and the bus connection to Paderborn takes 2 minutes.

Netto is 3 minutes away, REWE and ALDI about 7 minutes, and the train station is 10 minutes away. Churches are within a 4 to 7-minute walk, and schools can be reached in 7 to 12 minutes. There are three kindergartens, one of which is near the forest.
