House for sale 6+1 • 165 m² without real estateBornholzweg 10, , Saxony-Anhalt
The house was planned as a multigenerational home and built in 1979/80. In addition to the kitchen, living room, toilet, and shower, there was on the ground floor a separate area for the grandparents with a combined kitchen/living area and bedroom. From the hallway, you can access the roof terrace.
On the upper floor were the parents’ bedroom, two children’s rooms, a guest room, and a toilet. In the basement, there was a workshop, two storage cellars, a large heating room (for coal storage), a bathtub, and a laundry room.
Today, the former living area of the grandparents has been converted into a bedroom, a shower bathroom, and a study. On the upper floor, the two children’s rooms have been merged into one large room. A conservatory now occupies part of the terrace.
On the property there are two garages—one attached directly to the house and another at the other end of the garden next to a chicken coop. The forecourt of the chicken coop is located in the basement.
The house is situated in a very quiet location on the outskirts of the World Heritage town of Quedlinburg in the foothills of the Harz. From the living room, bedroom, and conservatory, you can enjoy an unobstructed view of the greenery.
The nearest forest is 200 meters away, the center of Quedlinburg is reached after 1.5 km, and the nearest motorway junction is 4 km away. The heating and water pipes are made of copper and are insulated in all unheated areas. The roof and heating system were renewed in 2020. With the renovation, the roof received additional purlin insulation. The heating unit is a gas condensing boiler with a warm water stratified storage system from Viessmann.
All windows have plastic frames and modern double glazing. The windows on the ground and upper floors are equipped with shutters. The windows and door in the basement are burglar resistant.
The eaves are wide enough to accommodate external wall insulation, and the basement rooms are high enough to allow for ceiling insulation. The intermediate floors above the basement and ground floor are suspended in such a way that they only transfer their loads to the hallway and gable walls. This means that it would be possible to relocate or remove the partition walls, as they do not serve a structural function. These are the modifications I would consider if I were to purchase the house.
The building structure is very solid. The exterior walls, hallway walls, and intermediate floors are constructed using load-bearing masonry (walls made of heavy and light hollow blocks and perforated bricks). The basements are dry, and no settlement cracks have been observed in the house walls.
In the garden, a 6000-liter water tank is buried, which is used to store rainwater.
